Urbannizer
http://www.houstonchronicle.com/business/columnists/sarnoff/article/Washington-Avenue-landmark-trades-hands-after-6133766.php?t=a2a5247845&cmpid=twitter-premium After 100 years on Washington Avenue, the Detering Co. has sold all of its prime near-downtown property and relocated to north Houston. The Houston-based building materials supply company had occupied 5.4 acres of land and some 70,000 square feet of headquarters space at 3028 Washington just east of Studemont. The acreage was divided into three properties and sold to three buyers, according to J. Michael Boyd, principal of Boyd Commercial/CORFAC International, who represented the Detering Co. in the sales.Luxury homebuilder Sullivan Brothers Builders purchased a small parcel at 2900 Hicks. Dallas-based apartment developer JLB Partners bought almost 3 acres at 3028 Center. And the remaining site fronting Washington Avenue site is scheduled to close at the end of the month. Boyd declined to disclose the final buyer before the sale became final.

Triton
Pic from the Chron website I think that is actually the townhome development a little further north by Arne's.
Houston?
Will you guys post the link to the picture?
andre154
Yeah, those pictures are of the townhouse site that will be next to Arne's, not the parcel at 3028 Center Street. 3028 Center Street is located between the Chase Bank and the Schott's Bakery building. JLB is the same company building apartments in EaDo, http://www.houstonarchitecture.com/haif/topic/28878-eado-station-apartments/page-6and in the Heights at Nicholson and 24th Street http://www.houstonarchitecture.com/haif/topic/30231-new-multifamily-apartments-at-nicholson-24th-st/. It looks like the Chronicle actually took down the Studemont Heights rendering and replaced it with another Detering photo... It was in the story yesterday. Sullivan Brothers Builders has a small snippet on their website, naming the development Studemont Heights - http://www.sbbtexas.com/index.php
Purdueenginerd
You can see the old RoW for the rail line that used to run through there (see the weird segment for the property lines). Cool stuff.

andre154
Nice find Urbannizer... How does one come across that?!... But, is this still even something that's planned, given the city's influx of apartments in the last 2 years? Also, a while ago it was pointed out to me that the UPRR ROW to the south of Washington Ave. was for sale. It'd be wide enough to put townhouses there, but parking and access would be an issue, and I'd guess PWE wouldn't favor allowing curbcuts along that stretch of Memorial Heights Drive...

Possibly the old RoW south of Washington Ave along Memorial Heights Dr. You can see it on Google maps - it extends to Memorial Ct https://www.google.com/maps/place/3028+Washington+Ave,+Houston,+TX+77007/@29.766699,-95.3915112,18.24z/data=!4m5!3m4!1s0x8640bf54f6887d1d:0x8b09fc2fd429b9b8!8m2!3d29.769252!4d-95.390399 It's really skinny. I don't think Houston style townhouses would fit there - it would have to be buildings that take up the whole depth of the plot, and rely on street parking (or a shared parking lot every so often) 1

It shows up on the HCAD maps for that area as well, account 1204360020001, the maps are at https://public.hcad.org/iMaps/Tiles/Color/5357A4.pdf and https://public.hcad.org/iMaps/Tiles/Color/5357A8.pdf The rail used to run to where the pedestrian bridge goes across the bayou between Memorial Windsor and AMLI Memorial Heights. It then went down the East side of the old Sears/Robinson's Warehouse that was at the intersection of Montrose and Allen Parkway. The 1943 aerials show the rail ending at Dallas, where there were a couple of parking spurs. The 1913 map shows the line continuing with a curve to the SouthEast, past the kink in Westheimer that used to be the spot where Hathaway and Westheimer met, and then over to parallel Almeda Rd. 3
Angostura
There's no real reason for that 4-block road to be laid out as a 4-lane boulevard. You could sell half the roadway RoW along with it and make the land more developable.
andre154
There was a plat for the old ROW south of Washington back in August, Memorial Heights Estates. I don't think it's been recorded, but it included 40 SFR lots along Memorial Heights Drive. I assume it'd be all curb cuts along the way too... I don't think there was a shared driveway.
