It looks like the Macy's distribution center will move from the East End to Tomball. I actually think this will be great for the area because their current East End location is not very inviting or contributing anything to the neighborhood. Its basically just windowless warehouses next to a yard of 18 wheelers surrounding neighborhoods. I think given its location and the lot size, theres a potential to have something really big here!

Are you expecting this new distribution center to be something other than a windowless warehouse next to a yard of 18 wheelers?  Are you expecting it to contribute to its neighborhood in any way other than providing jobs?

No, but it will be way out in Tomball instead of just outside of downtown in a developing neighborhood. There are plenty of windowless warehouses next to yards of 18 wheelers out in the suburbs so it will fit right in.

The "NEW" distribution center isn't relevant to the thread or my post lol. We're discussing how the "OLD" distribution center can be redeveloped into something thats more convenient to the neighborhood. Im not sure if your question is sarcastic? Contributing to the neighborhood other than providing jobs.....obviously there are numerous examples; a gym, a grocery store, restaurants, an urgent care, a library, etc. Anything that goes in here will have "jobs." The whole East End thread is about industrial space being converted into something more dense and convenient to the neighborhood....

that location is not within the City Limits of Tomball, it is within their ETJ though.

anyway, it's a good location that it's going to.

I'm less excited to see what happens to the spot in the East End they are vacating, my guess is that it will go to Amazon.

what I really hope is that Amazon does take this location, and moves out of the facility they were using on Harrisburg (between Oakhurst and Eastwood) to maintain their fleet. Everyone is excited about the potential of a HEB, THAT would be a great location for a grocery store.

They submitted this with a 5' BL setback along Ernestine and they are asking to take advantage of a 42-154.

TLDR: They would normally be required to have a 25' BL (like they are showing along 45) but you are allowed to do 42-154 if the major thoroughfare is 80' wide or less. 

It is kind of like TOD or Walkable Places-lite. An example of a project that opted in to this was the Montrose Collective. 

You get a 5' setback, but you have to use the next 5' inside the building line for pedestrian realm, the building has to be placed along the street (no front parking), and limited curb cuts. 

The use also has to specifically have some retail use, but it can be a mixed complex.

However, you are completely allowed to "opt-in" for this at the time of platting, but if your plans change, then you can switch back to the standard setback at the time of permitting the construction. 

Also, I would have initially assumed they want to use the existing building along Ernestine, and maybe even the skybridge, but both of those would need to be shown on the plat and would require a dual-building line. 

So we have quite the scale of eventual possibilities. If they really really really intend to do what the plat says, then expect all new structures, a really nice pedestrian realm along Ernestine, and some form of retail component.

A plan reviewing fee permit was filed today for 2103 Ernestine St, Building 1.

Details from the permit:
 

  • Master includes (1) sub projects; partial demolition of building, warehouse...
  • FCC Group: Non-residential alteration


The plan reviewing fee permit was filed by Corvus Construction Company.

As mentioned in above posts, there are plans to redevelop 2103 Ernestine St, along with the 2000 Ernestine St and 4320 Harby St parcels. The parcels were previously the Foley's distribution warehouses and Macy's distribution warehouses.

It seems LBA Logistics has no big plans for the 2000 Ernestine St, 2103 Ernestine St, and 4320 Harby St properties. That is, at least for now.

There are listings for the properties indicating LBA Logistics is looking for tenants. The warehouses at 2000 Ernestine St and 2103 Ernestine St are available for lease. I think the leasing materials were published in late October. LoopNet and Crexi list October 27 as the date the listing was published on the sites.

According to the marketing brochure, the overall development is being dubbed East End Logistics Park. I'm assuming this will be a business park.

Cushman & Wakefield is marketing the properties on behalf of the owner.
