I'm stunned they've sold 70%. It's a fairly limited market for high-end condos, and I know several projects that were either cancelled or downsized because of sales. Good for them, if it's legit.

They were stuck around 65% for a while but it seems some sales came through. They're actually at 72% right now.

In the Houston Business Journal article linked on page 27, there is this about retail tenants planned for Lifestyle Pavilion: 


"The company has not yet named the building's other tenants, which include two restaurants, but additional tenant announcements are expected this fall. One of the restaurants will have a rooftop terrace, the company said."

Toca Madera is a contemporary Mexican steakhouse from The Madera Group. There are locations in West Hollywood, Scottsdale, and Las Vegas. 

Back in March, Los Angeles-based hospitality and lifestyle company Noble 33 announced the expansion of one of its dining concepts, Casa Madera, and Toca Madera. According to a press release, "Noble 33 leads the management and continued expansion of iconic brands Toca Madera and Casa Madera in partnership with The Madera Group while independently developing new restaurants."

The press release also notes additional outposts of Casa Madera and Toca Madera are opening in various cities in 2023. One of the cities listed is Houston. However, the press release nor other reports from several news outlets in July, included which restaurant is landing in Houston. 

This week's Texas Department of Licensing and Regulations filing indicates Toca Madera is leasing a unit at the Allen. It will be located at 1755 Allen Parkway in the Allen Lifestyle Pavilion (the Allen Pavilion).

Toca Madera's Houston location will be a 12,000 sq ft restaurant with an outdoor patio. Abel Design Group is designing the space. Estimated completion of the buildout is June 2023.

Food Fight Concepts, a company offering "investors the opportunity to bring concepts to light," lists Toca Madera's forthcoming Houston outpost as one of its investments:

I think in addition to contemporary Mexican steakhouse Toca Madera, the other restaurant possibly planned for the Lifestyle Pavilion at the Allen is Maizon.

Maizon is a Mediterranean dining concept from Los Angeles-based hospitality and lifestyle company Noble 33 (more about the concept from What Now NYC). The company is also involved in expanding Toca Madera in partnership with the Madera Group.

Noble 33 previously disclosed plans to expand concepts from the Madera Group (which include Toca Madera). Additionally, the company also hopes to introduce their own concepts in various cities, including Houston.

I'm not a hundred percent certain Maizon is leasing space in the mixed-use development. It's possible Noble 33 could open Maizon elsewhere. However, the restaurant along with Toca Madera are coming soon to Houston, according to Noble 33's website.

So, my hunch last month was right. I suspected Maizon / Maizon Mediterrania restaurant is likely opening at the Allen Lifestyle Pavilion ( 1775 Allen Parkway ).

Begrudgingly, I emailed CultureMap's food editor about this last month. I'm not sure if the editor followed up on this or not. Still, as suspected, he sat on the news of Toca Madera for whatever reason.

Noble 33 is betting big on the Houston market by opening Maizon and Toca Madera here. I hope they're successful.

Papercity Magazine published what appears to be a sponsored post or advert for The Allen. Specifically, the article is about the Residences at the Allen located at 1711 Allen Parkway.

The sponsored post also mentions the Thompson Hotel will open at the Allen in Houston sometime in 2023.


Some nuggets from the article:
 

  •  "70 percent of the Residences at The Allen [are] already sold and units [are] ready to be occupied in 2023..."
