The Mix @ Midtown: Retail At 3201 Louisiana St.

As previously mentioned, there were three vacancies (or soon-to-be-vacancies) when the last leasing brochure was released. Those vacancies included:
 

  • 3201 Louisiana St, Suite 108 
  • 3201 Louisiana St, Suite 110 (formerly Artisans)
  • 3201 Louisiana St, Suite 200 (formerly 24 Hour Fitness)


The latest brochure indicates a business, likely a food & beverage / restaurant is leasing Suite 108. Kahani Social is listed as the tenant. I don't know what Kahani Social is. It could be the name of the business or the name of the hospitality group leasing the space. There is a local restaurant group named Kahani Social Group. They operate an Indian restaurant in The Woodlands called Amrina. However, I'm not certain if the group are the tenant for suite 108. 

A business possibly named Club Studio is taking over Suite 200 on the upper levels. I think it may be a gym or some kind of fitness center. Club Studio's website shows a location opening in the Kingwood area. A Houston location is not shown. According to a leasing flyer, "Club Studio is LA Fitness’ cutting-edge fitness experience that combines five innovative boutique fitness studios [HIIT, Boxing, Cycle, Yoga, Pilates] and luxury amenities into one gym."

As reported in November, Medium Rare is leasing suite 110. It's a steakhouse out of Washington D.C.

SOO glad a gym is replacing 24's suite! There's no major gym in Midtown/ Museum district/ Montrose/ 3rd ward/ Eado. There's a Lifetime in downtown but.....very expensive. There's also an EOS fitness on Allen parkway but its very out of the way for a lot of people in the areas I mentioned. Plus, the whole point of having these urban/ walkable areas is to be able to walk to everyday essentials. Great news!

That would have been great too! Any type of increased density is always a plus in my book!

An architectural barriers project filing for 3201 Louisiana St, Suite 108 was registered yesterday with the Texas Department of Licensing and Regulation. The filing confirms speculation posted here a few months ago regarding local restaurant group Kahani Social Group opening a dining concept in The Mix @ Midtown.   

According to the filing, the restaurant's name is Pok Pok Po. I'm assuming this may be a Korean fried chicken eatery.

  • Estimated Cost:  $350,000

There is a website for Pok Pok Po. It consists of a landing page for now.

Additionally, Pok Pok Po is on Instagram.

Pok Pok Po is a new restaurant from local hospitality team Kahani Social Group. It's opening in The Mix @ Midtown at 3201 Louisiana St, Suite 108. 

Based on its website and social media, Pok Pok Po bills itself as a fried chicken parlor. I'm assuming this may be a Korean fried chicken eatery possibly with an Indian bent. However, I may be wrong.

The gym space will now become an LA Fitness! It could either be their signature club or just a regular club. LA Signature clubs are way nicer, but since there is already a signature club not too far on Richmond, I'm assuming this will be a regular club. Either way, a win.

Wow I dropped my LA Fitness membership because they closed the Med Center location on Holcombe actually they got ran out 😵‍💫

 

I'm now with Lifetime.

@Amlaham @kennyc05 yes, suites 200 and 300 which were occupied by 24 Hours Fitness will become Club Studio. I noted this back in January several posts up.

Fifth Corner uploaded the Mix @ Midtown site plan sometime in late 2023 or in January. Included in the site plan is Club Studio:

The good/bad thing is it won't be finished for another year, so at least you can enjoy the lifetime membership for another year 😂
