  4. What exactly is your issue here? You know full well that when people use the term "walkable" they typically mean a lot more than just being physically able to walk somewhere. Regardless of terminology, a parking lot would be a huge waste at this location and exacerbate the wastefulness of the CVS development on the other corner. Right now, this can be an unpleasant (and unsafe) intersection to cross on foot. A parking lot does nothing to change that, a building at least potentially could help.

  7. huh? Oh oh oh. Do you mean the new construction? It will never be contributing, but it will have to be reviewed by the HAHC. Their main concerns are likely to be general massing and scale.
  8. That's absurd. Conservatory was absolutely a food hall. POST, Bravery, and Railroad Heights are all food halls. Politan Row, during its brief time, was a food hall. Finn Hall is borderline. Finn Hall is the only one that's flirted with more chain-like places and genuinely offered mediocre food for the price.

  11. The city doesn't care if it's in the National Register, but I'm pretty sure Lambert Hall is also locally protected. No 90 day wait - if the historic commission denies it, they deny it.
  12. Interesting. Definitely lower than I thought, though I wonder how much of that is due to water and industrial land. I'm pretty confident that Greater Heights (b/w the loop, 45, I-10, and White Oak Bayou) can and will hit 10,000 psm. North Main is the real missing piece - there need to start being some larger apartment buildings over there and up Airline.
  13. Luckily there will soon(ish) be a BRT line running down Richmond making a quick and easy connection possible.
  14. Eh, pretty sure LA (the city itself) is double that again. LA is surprisingly dense (11,000-12,000 psm)- in line with DC and Philly.
  15. Is the school a block up still actually used? If not, another great spot for apartments. Other good spots: The rest of the block between Dart, the tracks, and the newer townhouses Block surrounded by Dart, Colorado, Edwards, and Johnson Giant parking lot east of Winter Street Studios Block between henderson, winter, white, and summer Block between Hickory, Dart, and the fire station Area north of Elder Street Lofts Area between Elder St, Dart, 45, and Ecclesia Industrial land between Houston, Spring, and I-10 Some of the other remaining industrial land north of Spring St Suburban nonsense between Crockett, Sawyer, and I-10 Chick-Fil-A

  17. This seems like a really great project. Now I just want a site plan. That's like 90% of what I want, 90% of the time. Renderings are great, but show me that site plan!
  18. Wow. I want to see a site plan, but this is much better than I was expecting. And a lot better than the rendering above, which was already better than I was expecting given the neighborhood.
  19. The Gulfton circulator has relatively low frequencies, and Gulfton has vastly higher population density than the Heights.
  20. Exactly. They're just cars. And brand new VWs aren't particularly cheap and are *absurdly* expensive to maintain. Also don't think too hard about who originally qualified as "people" in the eyes of VW.
