  1. The entire shopping center is gone/ demolition, sorry couldn't get a picture :/
  2. Couldn't find if there was an existing thread. But the pier one imports is being demolition and replaced with a chase bank. Drove by today and noticed half the building was already gone. Chase has an entire building directly across the street, could they be rebuilding and moving? It would make sense because they've done this with their other locations like the one on Westheimer and Beltway 8. If they did, their current building across the street could be redeveloped into something big! Building across the street

  4. Its to show that just because you can walk somewhere, doesn't make it "walkable." Let's agree to disagree on the term "walkable." My final example, theres a reason why areas that have larger sidewalks with street facing retail have more people walking around (midtown, downtown, medical center) than in areas that just have a sidewalk with businesses not catering to the "walker" (Bellaire, westheimer west of the galleria area, etc). Do you really not understand what makes a place "walkable" and get people to actually walk around (especially on main streets)
  5. By your definition, the Sahara desert is walkable because you can walk there.
  6. It seems kind of contradicting to walk on street lined parking lots. The side of some highways have sidewalks, doesn't make it walkable. I think its pretty obvious the street/ businesses have to cater to pedestrians for it to be walkable. When people walk/ choose to walk, its for the experience, the window displays, shade from trees, safety, etc. No one wants to walk between parked cars and dodging flying cars at the entrances of these parking lots.
  7. And its crazy to me because this entire building fits in the parking lot of the current CVS
  8. If its a parking lot for Papa's, people can't just park here and walk around. Plus there's already tons of parking in the area. Also, across the street where CVS is, used to be street level retail thats now a suburban style building. Trader Joe's has its front style parking as well. So the intersection is going to look anything but walkable.

  10. Although this is probably successful, I guarantee it would be way more successful if the city would rebuild that damn street already. I drove to Soto last week and legit wouldn't take any out of towners there because of how BAD the street is. It legit feels like a 3rd world country road. The buildings on lower westheimer are starting to look real nice, but the street condition just ruins the entire experience 🤬
  11. Taking over a whole 1.35 acre city block.... in the middle of Montrose....fronting thee main street of Montrose?! It doesn't make any financial sense, especially since the restaurant itself is very small (even if they expanded it). Yes its busy/popular, but I always find parking here. Sometimes the restaurant feels more packed than the parking lot itself. I mean look at the google view, theres still TONS of parking spots?! Google street view also shows the same thing throughout the years. More parking isn't going to increase their revenue any more than it is now. This would have made a little more sense if it was an expensive restaurant, but we're talking about a $10 average plate. This is almost the size of the Montrose collective lot and larger than the lot down the street with the mid-rise going up?! I'm sorry but this makes absolutely zero sense to me and I hate it all together
  12. Super excited to see the renderings! Most of their stores look somewhat modern, so its going to be a drastic change from this retro looking HEB 😂
  13. Wow so they're going to demolish those 10 buildings? Definitely not opposed lol, those apartment buildings are beyond out of shape!

  15. I love everything Post has come to be.......I just wish they would renovate that building and the plaza in front of it already.
  16. This is such a huge lot and along Westheimer?! Potential for something big but I'm not holding my breath.
  17. Building up for demo, honestly really glad about this one. This area needs some serious love, especially since its right off a major highway and close to the galleria area.
  18. Another car wash :) I guess its better than whats there now. It just sucks because some newer developments are actually trying to make this street more walkable.
