  1. Arche - certainly local activity in the market will have an effect on the developers. I'll be sorry if this tower gets scrapped. However, I'm with you. I'd much rather see a mixed use development at this local. It would add a lot more around the clock activity in an area which is developing that way. A hotel component here, on the edge of the Theater District as well as nightlife/dining scene of Market Square, would be ideal. Not to mention that it's just two blocks from both rail corridors. It's where I'd like to stay. A big showcase Office building would be nice to look at on the skyline...but I'd prefer hotel, residential mixed use use.
  2. Wow. That sounds dense. And maybe a little tall even. The hotel component is very very exciting and good news.
  3. The day someone starts talking on the phone during a flight is the day I start reading out load. Let's REALLY make it annoying.
  4. Area is a bit sketchy now. All all of midtown used to be. But this will be a big help and with a couple years the area will be much improved. Great news. Assume 4 to 6 floors?

  6. Wonderful gift. Needed concept. The architecture? ...moo! Follows the phony domes and influences seen in the courthouse district... Rather than district modern architecture for which Houston (used to be anyway) is known for. No Astrodome comparisons please! Some large cantilevers to provided relief from Houston Sun & Rain would be appreciated.

  8. I live a half a block of Clinton, I suppose in "Prime Zeta Turff", but I can only guess what you are talking about and how it can have anything to do with HEB or the development of KBR. However, there are few commercial real estate opportunities available close to the CBD and the East End which can support the type of single floor square footage, including parking that a normal size HEB requires. I agree that the density is not great just off Clinton, but it is easy to say that an HEB here, would draw from a far more reaching area. Also, HEB surely has inside information on the intentions of the remaining KBR site. I just hope that there is a landing pad for the ZETA mothership...and a Spec's.
  9. Not much more than a rumor...But... There was some conversation on Swamplot earlier this week about the possibility of HEB building a store on the KBR Site. This kind of washes with the proposed 380/Retail Incentive programs being discussed with in the Business Journal. For what it worth...I saw "Scott" (The guy from the HEB Commercials) at an East Side Restaurant a couple weeks ago. Has anyone else heard anything about this? Apparently, there is some kind of meeting on Nov 8th, where this may be discussed. But, I have no idea what that may be.
  10. Literally just got off the phone with an exec at Chevron/San Ramon, CA. She was discussing the new building, downtown and the move of lots of employees from there to here.

  12. I got a scoop on the Menil. Heard that Richmont Square Apartments will be torndown and that this land will be used for the expansion/campus. No word on the Byzantine Chapel however. If true, that will really make affordable apartments in Montrose even harder to come by.

  15. Does the fact that this is an aparment building and not Condo Tower make a difference? I believe that it must. I would think that a condo that is "owned" by the tenants would more likely attempt to be noteworthy than an apartment building which would need to keep costs down for a more relatively transient typical resident. In short...a renter is less likely to care about how a building looks than a Property owner. A renter will want lower rent. An owner would likely pay more to be part of the identity of a showcase. Am I wrong about this? It's just a theory.
