  1. The front of the GRB garage will be an office building for Houston First's offices. All that's being built on top of the garage is a pad site for a future hotel.
  2. I don't think the opportunity was wasted. IIRC, didnt this project recieve tax incentives for retail. And it has street-level retail space designed in at the corner of Dallas @ Main. The bigger opportunity is the Sakowitz Building with its shell still in place. And with Retail at Hilcorp, Marriott SpringHill/Courtyard hotel, Forever 21 and the arrival of Hotel Allessandra all at this intersection, I think the Sakowitz Building becomes a prime target for redevelopment.
  3. IIRC, Main Partners LP/Hilcorp own that site too, and a renovation was rumored for the Americana Building, hence why all of the tenants (Popeyes, James Coney Island, Zeros, etc) all closed up. I think Subway is still the only one open. Anyone know what their plans are for this block?
  4. Finger may have already gotten in bed with Astros. For all the good publicity spin the Astros tried to put on the relocation of the Community Leaders signs as "we did it for the fans," their annoucement of the signs' relocation came at the same time 500 Crawford broke ground. Conspicuous timing?!? Me thinks not. Those signs in their previous location would've absolutely killed Finger's main selling point for 500 Crawford. I think by next year, the Citgo sign will be moved too, perhaps to one of the remaining new Community Leaders opening spots. As for rooftop seating, because of the donut hole in the middle of these buildings to allow for the pool, I don't think there's enough space width-wise, on the roof to fit bleacher seating. But at 7 stories-high across the street, you'll definitely be able to see action on the base pads, as well as the scoreboard.

  6. 1 observation and 1 idea. Observation: Rendering shows what appears to be the elimination of Franklin St bridge over Buffalo Bayou by rerouting Washinton Ave over some of the Post Office site, then through the middle of North Canal Island to an eventual connection to Runnels/Navigation. Considering the revitalization efforts on both Washington Ave & Navigation Blvd, I'd love if this were to happen and they be connected. Idea: Since land next to County Jail on Alcatraz Island would be a hard sell to any developer, how about HPD build it's new headquarters and support buildings there. They'd have quick access to 10, 45, and 59 and be next to Criminal Courts as well. And maybe HPD's presence on Alcatraz Island would make it somehow ...less seedy.
  7. Will this Downtown section and Allen's Landing also be outfitted with the Blue Lunar lighting fixtures also?Will be interesting to see how the Post Office site's redevelopment may possibly tie into this portion of the bayou... could be a game-changer.
  8. Would be nice to see the Dome and surrounding property atleast get cleaned up before the Super Bowl instead of view of this next to NRG Stadium.

  10. That is the case. I'm at this spot everyday catching the train. No activity at Camden McGowen, except for cars still parking there. Alexan Midtown is now a giant hole in the ground.
  11. City will likely be outbid if their not gonna pay more than its worth. I would like to see the city move HPD & Municipal Courts from Reisner though. That land could be a prime spot for more residential development and coupled with potential development at the post office site next door, could really turn around the near Washington/Franklin corridor. Of course, all that hinges on what happens with I-45 and it's future. As for the new Municipal Courts, I'd like to see it replace the run down block in between the Civil Justice Center & Family Law Center (San Jac, Fannin, Franklin, & Commerce), which would mean rail access. HPD's new headquarters could go on one of the nearby parking lots east of the Civil & Criminal Center, which would mean easier freeway access to them via 59/10/future Hardy Toll Road ramps.

As a Midtown resident with a short Downtown commute, I walk and hop the train at McGown stop (by Camden McGowen Station & Alexan Midtown) then pass SkyHouse, Block 334, GreenStreet, HilCorp/Macy's site and get off at Main St Sq, 1 block away from BG Group Place and JW Marriott/811 Main renovation. Aside from saving a few commenters who unsuspectingly nearly walk into pat of Southbound Red Train (yes, same intersection girl was killed at) it's a cool commute passing all these development in a 10-15 minute commute.

  17. I'll take the KBR site. A Botanical Gradens at that site could be a catalyst to jump start Buffalo Bayou redevelopment further eastward from Downtown. Both projects would compliment each other perfectly IMO IIRC, the original 2000's plan for eastward development of Buffalo Bayou called for a Bontanical Gardens & amphitheater. They keep that plan and make the Botanical Gardens a reality at KBR. EDIT: Found it. http://www.buffalobayou.org/pdf/East_Sector.pdf
  18. If that happens, it would establish a link of the tunnel system all the way to GRB via skywalks and the Park Shops. Not sure anyone feels about that though lol
  19. My sources tell me those 2 blocks will be for a 102-story supertall mixed use office building & Ritz hotel developed by Donald Trump.
  20. That's the exact block I would want a supertall on. That block would have the tower in the middle of both the northern skyline viewpoint from 45 and the western skyline view from Buffalo Bayou.

  22. If you want Bohemian in EaDo, it's "Super Happy Fun Land" on Polk. Only thing more Bohemian in town is Notsuoh's upstairs after hours.And speaking of Polk, I know many that have moved to that area (Cullen & Polk) ...definitely is gaining a Montrosian vibe there. Also - Agreed with whomever said the change began with then end of WestFest. But Montrose is not over. It will still have some spots like Lola's, Number's, Mango's, Catbird's, Boondock's, & Poison Girl. But with its gentrification, it'll also have some yuppie spots like Royal Oak, Hay Merchant, Anvil, & Doc's mixed in. It's hipster meets yuppie ...and that just means more variety for everyone, which keeps the area active as ever. And this is why Midtown for me is awesome. I'm smack dab between both neighborhoods and Downtown.
