  1. Please see pg. 37 and 38. Mentions four additional towers coming with the sites marked in red on a River Oaks Shopping Center map. Total cost of $600 million https://s25.q4cdn.com/658894972/files/doc_presentations/2020/11/3Q20-Roadshow-(Nareit).pdf

  2. They have the River Oaks Theater targeted for one of the tower locations. The other three locations are fine, but that theater is not replaceable.

  4. Midtown Houston has several videos on their FB story where they were taking a tour of the ION. I think that these only stay up for 24 hours? So it's going to disappear by like 6pmish today. I'll download them and post them here with the stills. They did say that the north face of the building would be restaurants. Their post: https://www.facebook.com/stories/2112030015480802/UzpfSVNDOjEwMTYwNTUyNzU3ODEyMjI4/ Here are the same vids that I downloaded and then reuploaded to imgur The stills:

  6. That site is still planned for a 1m SF office tower developed by TC and Linbeck. They are trying to secure lead tenants, which is certainly a challenge in the current climate, but I believe the designs have all been completed.

  7. The new parking garage there across the street is really going to be stinking up the joint when these two towers are finished. Hopefully someone will see some value there and do something cool. I don't think the immediate area is hurting for office space, unfortunately, but put another residential tower right there and you could justify a nice grocery store on the ground floor.

  10. To be fair, Trammell Crow was not involved during that time period. It wouldn't surprise me in the least if this project and/or Skanska's downtown project break ground sooner than many think.

  11. The beauty and the ugliness of Houston has to do with the power of money and vision for the future. Here in Houston, old families or aristocracies do not count for much except in cocktail party conversation. There is more freedom and less restraint. Hence the destruction of many old architectural gems, but the fascinating growth and change of our city. I have a cousin in Europe who is a duke, a member of the high nobility. He and the other Grandees are used to a certain deference regardless of financial net worth. He finds Houston to be a fascinating yet puzzling city. We pay little attention to things of the past as they do in Europe. Houston is almost the personification of money talks, bull**** walks.

  12. I just don't get it. They own the whole development - there are plenty of other places to put that tower that don't destroy a beloved local institution.

  14. Issue with LA-Vegas is the line is not technically LA-Vegas, it is currently planned to Vegas-Victorville with an extension in the future to LA. That means Angelenos would have to drive at least 75-90 minutes to reach Victorville. No one would want to do that. The line will only be successful if they make it go to Union Station, which they're unable to do at the moment. Not surprised it is delayed, their plan isn't the best from the start. With that said, I wouldn't compare CA's situation with HSR with Texas. I do believe HSR Texas can be successful, but CA has just had too many hiccups and negative press on both their LA-Bay Area and LA-Vegas proposals to really see the actual plans being a success.

  17. You have to remember that developers have zero sentimental attachment to anything. People don't seem to understand or just don't want to come to the realization that developers literally only care about making as much money as possible and nothing else. This is why our city needs more protections for historic buildings because soon we will have none left.

  19. It looks like this project is going to replace a surface parking lot. Too bad they didn't go for broke and buy the empty lot next door where the a two story Tudor-style garden apartment condo used to be circa 2012 when I lived in the Cosmo. I'm 64 and my body is better now that it was when I was in my 30s and working 24/7 at a Manhattan law firm and commuting 2 hours a day into the city from the burbs. Three hours a week in the condo fitness center and walking on alternating days seems to work for me.

  21. That's what struck me last year when I was in the sculpture garden imagining the removal of the wooden barriers. I also think the Glassell's plaza makes the garden much more inviting to people on the street.

  24. Rivet Oaks Theater is my #1 favorite place in Houston. You can feel the history inside and I even like the awkward silent bar upstairs. I don’t generally get upset about things being torn down and replaced but this would be an exception.

  26. Chicago literally is the personification of corruption with most of those expenditures going to public employee salaries. There are literally municipal tree trimmers who earn over 105,000 a year, so amount "spent" doesn't necessarily correlate with the quality of their parks.

  27. The new open parking garage certainly is an ugly pimple in an otherwise splendid area. Still better than the pustulant canker sore that was the chronicle garage.

  34. nope. there are plenty of examples worldwide of roadways being constructed of brick in far worse climates than our own and the quality of those roads is far better than even our concrete roadways. that doesn't make it a good idea for Houston, we just shouldn't use a different excuse to cover for the real reason, which is that we as a city don't want to pay the taxes necessary to support the cost of better quality roads, of any type.

  35. You are 💯 correct that people are entitled to their opinion, but I am entitled to decide how and where I spend my money. It is a two way street. If you can enlighten me about Roostar, I will appreciate it. Not familiar with the ownership.

  37. I think the concern here is that he is using the same account to post about the restaurant AND his little memes. Well, actually I'm not even bothered by the memes, but the fear mongering about voting irregularities is pretty bad. The coffee shop one is actually worse (business-wise), because it makes me think I can't trust them to take basic safety precautions, so why would I risk going there?
