  5. I think due to the nature of the business it's almost exclusively a long-term investment. There is nothing short term about it, so the only reason you get into something like this is to play the long game. Think SpaceX. Yeah its cool looking at their small successes, but that isn't why they are doing it. They have a long term goal, and because its a private industry they can take as long as they want, be ok with making errors, try new things, and innovate. TCR has the ability to do all of those things. Its first to market, so it has a lot of room to do a lot of different things. Unlike government which is primarily concerned with short-medium term because they are held accountable by voters who want things now, a private company is going to do whatever it takes to make sure it ensures its survival over the long haul. You don't really see a lot of billion dollar mega projects that make big risks, or unnecessary risks. As for where they are at, they are getting very close. They should be receiving their EIS and RPA's by this summer, and immediately they will start putting boots on the ground. Those Federal reviews are the only thing preventing them from digging right now.

Nothing can replicate the unique joy of Houston House - of 500 people sharing one elevator, of the guy at the front desk (who you know who it is if you have lived there) to the constant "renovations" that get neglected after a few months. No modern complex can completely capture the glory of Houston's first high rise apartment building in downtown

  11. hopefully it will be appropriate height for the obvious commuting choice: lifted brodozer. and I was going to say that there are 5 pieces of facade on already, and tabs on half of the garage ready for more facade to be installed. it will probably go on pretty quick.

TMC's monetary orientation (in 2017 the State Senate got upset at them for seeking to extend tax exemption to purely private for-profit land leases) means that the innovation flagship TMC3 is going to be looking to the participating institutions for a whole lot of funding. If TMC3's costs were to go up by the time it opens, would TMC plan on passing some of that increase on to the participating institutions? I don't know, but having McNair Campus next door (across Staffordshire, but broadside for the length of both campuses) means that Baylor St. Luke's will already enjoy close proximity to the facility even if it isn't onboard -- which is not true of the other participants. Colorado-based CHI promised to contribute over $1 billion toward an Episcopal health foundation when it acquired St. Luke's in 2013. It took on too much debt to expand (within five years its bond rating dropped five notches from Aa2 to Baa1) and it has since merged with another Catholic hospital group and decided to move their administration to Chicago. Instead of investing in both the central and McNair Campuses, as originally planned, it was then decided that the old complex along Bertner will be left behind by CHI when they move the Duncan Cancer Center, the medical center, and ultimately the Texas Heart Institute to the McNair Campus. If TCH, Methodist, and UTMDACC are interested in purchasing some or all of those older buildings adjacent to them, and the Catholic group could defray its costs with a sale, then I wonder whether TCH and MDA can reach an agreement to extend the MDA skybridge level across Bertner and along the north side of Bates Avenue. Because if they found a mutually agreeable way to connect to TCH Feigin Tower (the center for their pediatric cancer research, so not out of place) and cross Holcombe to the Mays Clinic complex, then there would be a complete circuit for MDA's patients and workers to circulate -- something most of them have wanted for as long as there has been a Mays Clinic. Plus the Prudential teardown land would then no longer be so far by skybridge from the Main Building.

  15. I love the birds-eye view, as they swoop up and away... you can see Westheimer in front of it. A beautiful road, smooth pavement, traffic free, meticulously landscaped. Yeah, right. I live 100 yards down the street from The Paramount, and that stretch of Westheimer is the pits. Literally. Pockmarked, potholes, patches over patches, sidewalk broken up. I'm surprised the good folks of RO haven't used their clout to have it repaved. $50 bucks says Mr. Davis shows up in a tight white tee tonight.

  18. I have always avoided riding my bike especially along this part of westheimer... those sidewalks are a freaking mess! I wish they would do what was done in the river oaks area near kirby where there are all new sidewalks and street lights etc. and yeah as far as driving goes...those right lane potholes...ouch!

  22. I wish this location was getting a lap pool. The YMCA is nice, but it can get crowded, and another pool downtown would help relieve that. Regardless lacking a pool having new amenities downtown will be exciting for a lot of people.

  25. Just... wow. Metro's Park & Ride has a very good reputation and is continuing to see increased ridership. Also, plenty of non low economic people take the bus. Also, METRO is not a city agency. They also cost a shit ton more money. Like 5-10X as much. A commuter rail to Kingwood would cost nearly $2 Billion and the Kingwood P&R serves... 800 people per day. Even if you add in Eastex and Townsen it's less than 3,000/day. Clearly the more than 12,000 people per day that ride the 82 on Westheimer should just buy their own car, drive down Westheimer, and traffic would be greatly relieved. Doubtful. There are significantly more BRT than light rail systems being planned around the world. Single occupant vehicles are more likely to be a thing of the past. I agree, but then again I don't think taxpayers should be subsidizing massive highway and road projects. Less than 1/4 of TxDOT's budget comes from car registration fees and gas taxes. If car drivers had to pay their fair share and we could use the $20+ billion/year in car subsidies to actually develop a public transit network that would work and get people out of cars. Why didn't Texas Central think to just move the station closer into town? It does happen to be about a mile away from the Northwest Transit Center which allows zero-transfer access to the Galleria and Downtown on BRT. Also, Texas Central is making a significant real estate play, which is additionally why they chose the old mall.

The Rustic is now painted a dark gray...they are working nonstop on the interior of the building and have replaced many of the front facing windows (they haven't replaced the clothing/tailor store window yet up top on the left and for some reason that is driving my mild ocd crazy haha!) I have a photo on my phone but my god i still have trouble uploading photos for some reason... can someone message me the exact steps to take photos from iphone 11 to here? thanks!
