  5. Just a thought: There seems to be alot going on in upper Kirby / Greenway plaza / River Oaks area. I would dare to say that Westcreek, River Oaks District, Kirby Grove, Azelea, 1717 San Felipe, Thor Equities, etc... all fit best in this page. Seems like this page / area would have plenty to go in it. I would say Uptown / Galleria is a tad bit too large in the area it covers, and its arguable that Galleria should not apply to areas inside of 610. Thoughts on if this is worth creating?

  6. So, what happens to the current 45 freeway between 610 and I-10, if we're shifting everyone over to the new Hardy extension as the new 45? Turn it back into a bayou for flood control? EDIT: Never mind, you stated a spur. Heck, I think we might be better off with the bayou, lol. By going the route DNAguy describes, wouldn't we be switching freeways from 45 to 610 to "new 45" (Hardy) to 10 to 59 then reconnecting back to 45 at the interchange by GRB, just to go from Northline to Gulfgate? Instead of just scooting by the side of downtown as it is now, on one constant highway? That doesn't sound too appealing. Hardy's extension only goes to 10, right? Then you've got to filter onto 59 to get back towards the on ramp for the Gulf Freeway. Maybe I'm not following something correctly, but that sounds like a big tie up just waiting to happen.

  11. Sarah Fitzgerald and pegstar are both quoted in the article... where's the confusion? She flat out says that she'll be disappointed to see Fitz leave and the pegstar team flat out says they will be leaving for their new digs. and that's not a pegstar spokesman... it's the head guy who founded it. perhaps at one point they were going to go in jointly but that clearly isn't the case anymore. no need to wait for additional information unless you think for some odd reason both parties are lying. plans change. it happens.

  14. More radical ideas for Pierce redesign (which takes from a lot of others' ideas).... Build the Hardy downtown connector as I45 instead (and connect it along elevated 610 freeway to 45 which would remain the same north of 610), route 45 along 59 on east side of dt as an elevated freeway while making 59 a below grade freeway from Leeland to Franklin, Make the existing I45 section north of downtown a spur, and demolish the Pierce. Then do the Parkway thing. Thoughts?

  18. Even if the view to Discovery Green is partially blocked I think we should be excited that this is happening. Not only will it be the perfect place for all of the convention center and Houston First offices, but it will be a dynamic place to court future convention decision makers. To make it even better eventually there will be a hotel located on top and someone close to this project told me that the hotel will be sooner than later. Maybe in time for the super bowl. The other thing to be happy about with this project is that theres one less vacant lot. Now the most vacant area in downtown seems to be the area just north of Minute Maid. If you look on the construction cam for Hines new building you can see the concrete wasteland I'm referring to.

  21. hes referring to the design competition METRO held with 5 different proposals of what the "Central Station" could look like. much different than the METRO canopies. these were very grand and elaborate designs that would of been a focal point for the central station/meeting ground between the cities main rail intersection. they even went so far as to choose a winner. and then decided it was too expensive... ugh. im really pissed about that too tigereye. http://swamplot.com/how-metro-let-an-international-design-competition-for-houstons-new-central-station-go-down-the-drain/2013-11-22/

  23. I can't help but think of this side of downtown as being the back side of downtown. Ever since the GRBCC was constructed and its long back side faced the elevated freeway, that's the ultimate impression I get. I feel as though that stops high-rise development from happening on that side. I guess when you have a front side (northwestern side), that's what you'll end up with. Just a thought.

  24. Good point. Also portions of I-10 are also below grade too. So why not reroute 45 over a redesigned, completely below-grade I-10, then over a completely below-grade 59/69 as a double-decker highway? 10 & 59 would below grade, existing streets pass through at grade, 45 above grade. This could work without looking too imposing as in this scenario, only 1 overpass above grade would be visible, as currently exists on the East End. Meanwhile from the 45-10 reroute, you could have 1 exit still trace the existing 45 route offering an exit to Bagby and Pierce for direct access to Midtown (same from south approach, maybe creating a grand boulevard). Coupled with the removal of all of the ramps above Buffalo Bayou, the single 45 Midtown exit ramp could create the opportunity for a signature bridge of some sort over the bayou, as previously envisioned.
