That's what I'm wondering. You would think with the developments going up across the street that this would be in mind. I remember there being a post about Office Max or which ever store like that is in that strip center (can't seem to remember) was starting to downsize their stores overall so maybe that was a contributing factor to this? I know it was the largest tenant in that strip center.

I highly doubt that an Office Max would have any sort of contribution to any change in retail space, especially since they're downsizing and since they wouldn't have an political pull. Definitely wrong on this one.

I disagree. If your largest tenant decides not to renew the lease in full, that's when you start shopping around for interested buyers. You're not so keen on selling when you have a steady revenue stream. But if all of a sudden you need to market to get new tenants, pay commissions and TI allowances, you might as well sell your property.

They may also keep West Ave in mind. Businesses are having a hard time staying open in that location.

West Ave retail is going to have a rough time for a little while until there are more developments of that size in the area.

 

When keeping retail in mind they need to remember that to be successful they don't need luxury retail! Not every place can be the galleria lol.

 

Since Kirby is listed as a major thoroughfare in and out of the city, it would be nice if this was picked up by a really good firm/architect. It's a pretty prominent street corner. Get it right and it will be come a very nice gateway type building for the district.

I don't disagree, all I'm saying is it would be pretty dumb for the developer/owner to rely on a company like Office Max to as their main source of income. Sure, they're the largest tenant and are paying the most leasing fees, but when it's a risky company like Office Max, you don't know how long they're going to be around. Walk into an Office Max or Office Depot and how many people do you usually see? Maybe 10 on a good day. Walk into a same-sized store like Best Buy and there's at least 5 times as much. If these developers were relying on Office Max to keep their income going then that's a pretty amateur move. There's gotta be some other reason behind this.

seems like we heard something about this a little while back in another thread.. a mixed use development is supposed to go here i thought? or maybe we were just speculating. i think it might of been discussed in The Kirby Collection thread?

The brochure just outlines the parcel, but the Kirby Collection is not a bad guess. Otherwise, it's going to be six floors of apartments on two floors of parking (isn't everything these days?).

It's January 2017 and the center is still standing. A bit of digging reveals that the center opened around 1991 and Office Depot has always been there. The Office Depot's building is older though, it was a Kroger and the rest of the center was built around it.

Moving into the unit is the Little Taco Shop. It's a new restaurant concept from the group behind Fat Bao.

A rep with Levcor, the developer and proprietor of the strip, confirmed Monday that Sushi King had indeed closed at 3401 Kirby Dr. The rep did not say when the restaurant officially went under.
