Not sure how much of the information is new but here are some of the key points:

  • Generation Park lost out on a $550 million biomanufacturing plant
  • San Jacinto College and the National Institute for Bioprocessing Research and Training are in late stage talks to create a new Biotechnology Training Center

  • new high-tech distribution center planned by Ikea

  • (posted above) 6-acre man-made lagoon with waves meant to mimic surfing, called HTX Surf

The six-acre lagoon is capable of producing up to 1,000 waves per hours and can reproduce waves comparable to the ocean. The new park will be located on the corner of West Lake Houston Parkway and Generation Park Parkway.

Some bits from this piece about the new Senior Director of Development for McCord...

-San Jacinto / NIBRT Biotech Training Facility still on the table. Wanting to start later this year and have it finished by the end of 2024.

-Biotech in general is still a big focus. Wanting to create a 45-acre campus called BioHub Two with warehouses starting at 75kSF and going up from there. The existing BioHub One (another McCord project) is in the Boston area.

-Redemption Square was discussed. Wanting to add 300kSF of retail and another 250-unit apartment building to complement the existing one. Also discussed was the possible addition of 100kSF of flex/industrial space and 8600kSF for events space and bar. No timeline for any of this.

"The Generation Park facility at 11750 Timber Forest Drive is under development by Irvine, Calif.-based real estate firm Panattoni Development Co. 

Research from New Jersey-based construction data firm Dodge Data suggested that a facility that shared the same project name, dubbed Project Channel, could cost $168 million. It was one of the region's largest commercial construction projects to break ground last year, Dodge said.

An affiliate of Panattoni bought 145 acres for the project a year ago from McCord Development, according to Harris County deed records. Construction is expected to be complete in 2024, according to state permit filings and other documents.  

Designed by Ware Malcomb, state permit filings describe the Generation Park project as  a “distribution center for retail goods and material handling equipment” with two levels of administrative offices, a main entry office with employee break room areas and restrooms throughout."

"San Jacinto College will open The Center for Biotechnology, made possible with support from McCord Development, Inc., on the San Jacinto College Generation Park Campus in the first quarter of 2025. This state-of-the-art facility will provide comprehensive, hands-on training with realistic good manufacturing practices (GMP) simulated environments.  The Center will offer an associate of applied science degree in biomanufacturing technology, and shorter credentials for post-graduates, to meet workforce needs."

San Jacinto College broke ground on a project that will fill a gap in local life sciences talent and help the Houston area avoid losing another $550M project to a more established hub. 

SJC, McCord Development and the National Institute for Bioprocessing Research and Training celebrated the groundbreaking Friday for the college’s Center for Biotechnology at Generation Park Campus.

The 10K SF building will host NIBRT-licensed biotechnology programs starting in spring 2025, representatives said.

Would be great if a large university from outside of Houston partnered with these guys to make a technical school for Engineering or Medical. The north side of houston could really develop around this area and support it.
