  2. i was told a couple of years ago that both landlords have plans for future redevelopment. as for the timing, that's a much harder question to answer. something will happen on both corners eventually.
  3. absolutely no way there will be multiple 20-story bldgs... not that i base that on any particualr knowledge of the project, just doesn't sound credible for a large campus. it also goes counter to the video released on youtube. not to say that it wouldn't or couldn't happen but i'll believe when i see it.
  4. the residential was announced many months ago... nothing new there. the 48 story building is for their cbd block, that much i know. perhaps when it gets off the ground it is no longer 48 stories, but that's what they have planned. as for their other galleria office project, it's a good one but that's all i'm going to say.
  5. Kinkaid already answered your question - the 48 story tower is what Hines has planned. The industrial park and the proposed cbd tower are not mutually exclusive; Hines is quite capable of developing both. We all just assumed that the "big" announcement from Gerald would be in regards to the tower, not the industrial park.
  6. kinkaid is right - 48 stories, 36 office over 12 garage. can't recall retail component. architecture is interesting, a lot of sharp lines if that makes any sense - or at least per the rendering i've seen.
  7. i don't find this location all that "prime" to be honest with you... i'm okay w this project and the residential density it will provide. not ever plot can be a glamorous high rise.

  12. yeah pretty hard to imagine the woodlands experiencing the same fate as greenspoint... first and foremost bc greenspoint never had anything like TWDC running things. and although the woodlands is experiencing a monumental boom right now, it has been steadily growing commerically since the mid-to-late 90's. truth be told it's pretty impressive they've been able to only maintain but essentially improve upon their demographics for so long.
  13. it's pretty exciting envisioning this project combined with the planned/proposed buffalo bayou "redevelopment" between sabine and shepherd... combined these two have "game changer" written all over it.
  14. went thursday and loved it. very crowded but we found a spot at the bar pretty quickly. food was good (really really liked the meat chips). the nitro tapping system they use really adds a positive effect to the beers in terms of mouth feel. i will definitely be going back as regularly as possible.
  15. my first thought as well. edit: i really hope this happens... the design is one of the first truly "interesteing" designs this city has seen in awhile. too often does this city get stuck w very safe and relatively benal architecture.
  16. i actually agree with your opinion that the KC one looks rather uninspired (at least it does in that photo) but according to the culturemap article that came out last week, that building is considered one of the most architecturally significant designs of the past decade. i guess that just goes to show how much we know
  17. odds are they were considering a couple of different options in the Galleria and elsewhere, including BLVD place and perhaps five oaks. seeing as their lease was up next year a five year extension for a deal of this size is essentially a short term renewal so it doesn't take any build-to-suit opportunities off the table... it just buys them more time.
  18. did any of you even read the article? Davis doesn't even have a site selected for the Astoria, nor does he have any funding. The rendering and location are strictly conceptual and for marketing purposes. pay attention, folks.
  19. see my post a few above yours from november - word had it that a large institutional investor pulled out a couple of months ago. that said i very recently heard that the goal is to break ground on the whole foods in march... who knows if that will actually happen though.
  20. yeah i thought the same thing regarding block D when i looked at that rendering. i did hear that they were ready to move dirt on one of the office buildings but i can't recall if they need preleasing or not (which def makes a world of difference).

  22. a little disappointing since at one time Marvy mentioned putting a high rise on this lot... 29 stories, i believe? that said i commend the infill that is currently occurring within the inner loop.
  23. which is somewhat strange since i was under the impression that TIAA-CREF was actively shopping 4 Oaks Place in the market.
