  1. apparently they're planning on replacing the walgreens and marriott parking lot with greenspace... good for them.

Marvy's apparently ready to cash out sooner rather than later hence the reason he has so many projects in the works. strike while the iron is hot.
  3. they've been trying to piecemeal those tracts together for awhile, along with the shopping center and crappito's tract across midlane... hopefully this means a big name luxury highrise.
  4. All three are essentially the exact same building minus some minor aesthetic changes. Hence the reason MetroNational was able to snag nexen and Murphy.... Quick delivery.
  5. i like that we are seeing more and more of these 5-8 story apartments going up inside the loop. this is the type of feasible infill Houston's core needs.
  6. b/c land values are cheaper now then they will be a few years down the road and mainly b/c ed wulfe was likely desperate to sell. i mentioned this a while back but a 5 yr lease for 500K sf is nothing more than a short term renewal. a firm like apache will have no problem vacating that space well before lease expiration if they so desire. it happens ALL the time... just look at nexen or murphy oil - both have decent term left on their existing leases but both will be relocating to new buildings on I-10. and to SkylineView... not sure if that's a serious comment or not. you seem familiar enough with the area but to question why the corner of post oak and san felipe is "such a prime spot for a whole foods" seems odd at best. it will work exactly for that reason... it is practically the nexus of high-end houston. the same traffic doesn't seem to deter any other businesses in the area so i fail to see why it would deter a flagship (read: destination) WF. to site stores like rice, randalls and target as barriers to entry is - for lack of a better word - foolish. there could be zero residential in BLVD Place and a flagship WF would still do gangbusters. i'm still holding out that WF will come to their senses and increase their footpring closer to their original plans. you seem to forget how well eatzi's did in the exact same location or how well central market does with rice, costco and target within a stone's throw.

  8. rode my bike through all sorts of new construction along the bayou this weekend and it was SWEET (and hot as hell!)... and that's just the trails. they've been busy working on all sorts of new trails from shepherd all the way to downtown. they still have a ways to go but we're beginning to see the first signs of the master plan fall into place. this may be my single favorite project in the city.
  9. x 1000000 i actually think 100k sf of office is probably adequate for an initial phase but find 278 apartments to be woefully inadequate; that number should easily be double for a development/location like this.

  11. for 1.5M sf no less. although they do have 2 campuses out west... i guess chevron is saying they are the only ones almost exclusively downtown.
  12. my understanding is that they essentially renewed space that they had initially planned on giving back; while technically an expansion the space never really came on the market. regarding downtown activity, i will say that i very recently heard a helluva rumor that could lend some creedence to another large tower being built downtown...
  13. who knows... i'd be surprised if it were any larger than Hess or 5HC, assuming one gets built at all.

Pennzoil is a huge block; Chevron isn't a true expansion, honestly. the old Hess space is still 1/2 vacant. united is giving back 250-300K, Shell is in the process of giving back 200k at 2HC, Kinder Morgan is leaving a big chunk at Allen Center and el paso will be giving back 150k and there's still 300k or so at BG Group. Dynegy's old space is getting back-filled with extraordinary speed, so that's positive... i just haven't heard of that many 250-350k tenants out in the market that would get multiple highrises kickstarted in the near future. i hope i'm wrong though.

I guess if the convention hotel is going to include an office component that would def be one... i just don't think hines, skanska nor esprcially brookfield will be going spec on an office tower and i don't know of too many major tenants in the market. doesn't help that there are some major blocks of space available or coming available to weaken the cbd market. we shall see, though... a couple new towers would be nice.
