  2. apartments, can't remember who but boy is it a large lot... seems to go back forever.
  3. it's like you completely ignored the whole "supply/demand" aspect of free market capitalism. what does adding compettion have to do with "surviving and fighting in the market"? as kylejack mentioned the numbers have shown that the premium theater market in downtown is plenty served by one theater so how does adding another at this point in time do anything other than cannibalize themselves into non-existence?
  4. wow that's a lot of very wishful thinking on their part. practically every major o&g firm in houston is in the midst of significant expansion of their facilities... that doesn't exactly scream "relocation." perhaps a regional office for particualr gas plays would work there but full scale HQ relocations are not happening, the infrastructure and talent base in Houston dwarfs anything okc could dream of matching within the next 50 years (or ever, ie the port).

  7. Unfortunately that's not the way it works. They use those funds to pay a return to their investors. Which isn't to say the they don't get reinvested in new projects but it's obviously not a quid pro quo scenario.
  8. there will be 3 drive thru banks NEXT DOOR TO EACH OTHER, including the vacant one next to the Wells Fargo... it's insane. oh ya, go ahead and include the propserity drive thru a block over. and the bank of america on san felipe and sage. and i'm pretty sure the current verizon was a drive thru bank in a previous life. oh and frost bank will be going into the newest phase of BLVD Place. that's nine concrete islands in what should be a densifying area (although i'll probably cut some slack to the frost, prosperity and sovereign banks.) i think i need someone to explain to me how banks value/determine locations... to me drive thru banks are the single most obnoxious use of prime urban properties since they're essentially just giant parking lots.
  9. http://www.bizjournals.com/houston/news/2013/02/05/icon-bank-starting-construction-on-two.html only in Houston will you see one of the most presitigious hard corners in the city sell for a ridiculous price only to be developed into a drive-thru bank* immediately next door to another drive-thru bank and within 100 yards of 3 other drive thru banks. maddening. *i will openly admit that i am merely speculating on the drive-thru bank since it really isn't specified but it's probably a fairly safe assumption.
  10. i beleive that makes 3 decent-sized apartment projects going up within a 5 or 6 block stretch on richmond... insane.
  11. y'all are crazy to think that the city wouldn't grant a variance on something like that... i mean seriously.
  12. not putting any retail in the apartment portion of the project just reeks of what has become total conservativism in the part of Houston developers. as if sacrificing a handful of apt units in lieu of some street level retail would throw the economic feasibility of the project so out of whack as to render it unsustainable. this should be a transformative block, why are they short-changing it and the community? ric campo needs to grow a pair of balls.
  13. i should clarify and say that two projects should be announced this year, not necessarily get off the ground.

  15. not your fault, it's easy to be confused on this one. according to the latest master plan for the site that someone posted a page or two back, the plans show two more residential highrises and a hotel highrise in addition to the hannover bldg, apaches two bldgs and the whole foods/retail/office space. who knows what the actual status of those are, though.

  17. doubt the building will survive the wrecking ball. i know who purchased the site and let's just say it doesn't leave one with a lot of optisim regarding its redevelopment... regardless of what they paid for it (a lot). that's all i know so only time will tell i suppose.
