  1. last i got the lowdown on this there were some very cool tenants signed up.
  2. Gage is the same folks that redid the new owl bar/old sage restaurant on west bama and did a kick ass job.
  3. this is pushing 50 stories... hines' new montrose/upper kirby apt has a sky bridge.
  4. what cheap resources? construction prices are still sky high and will likely take another 6-12 months to come back down to earth - little benefit in starting something now, especially office, if that was the sole motivation. but it all depends on what they're planning. i could realistically see them working on a mixed-use hotel/condo like they're working on (or were) near westcreek since appetite still exists for that product type with investors. hotel/apt probably isn't out of the question either i suppose. if they're planning a bit of a hold the most sensible approach would likely be to leaseback the building to the chronicle for a year or two and let market volatility settle down. uncertainty is the killer of all deals and a lot of people expect a very ugly remainder of 15 and much if not all of 16, but no one really knows; however, if anyone has the ability to pull of a bold project in an otherwise bloody market it is Hines - their resources are unrivaled. institutional money is really shying away from houston right now but there are other sources.
  5. their timeline on multifamily is much longer than most developers... they pro forma assets through multiple cycles which equates to holds between 7-15 years. not to say that is always the case but that's their MO.
  6. oxheart group is looking at leasing a spot next door to public services for a casual food concept i believe. there's also a potential breakfast concept in the works for that block. the bayou lofts group is a good one with excellent vision. the space has some incredibly cool existing features - very excited to see what they do there.
  7. Don't forget that they're also planning on burying 59 effectively removing the barrier between midtown and the museum district... It's not hard to envision one continuous dense skyline bookened by downtown to the north and the medical center to the south.
  8. Who knows but it's coming. Obviously Schlumberger / Cameron will have a big impact, COP alledgedly sent out pink slips today (heard up to 2k), and everyone like halycon, linn and the others who will get crushed when hedges start rolling. But who knows - if the Saudis and Iranians have an all out proxy war in Yemen oil could go back up to $80 next month. But truth be told the oil patch stateside could probably benefit from some attrition.

  11. midway did purchase land on washington on top of being the developer for the lionstone tract on waugh and memorial. no idea on the rest of the information other than gulf coast commercial stating on several occasions that they are heavily considering the states first big box vertical development, so that much checks out.
  12. have you not been paying attention? the groundswell for condo has been tremendous lately.
  13. awesome awesome building.... exactly the type of design houston lacks. unfortunately for us 99.9% of our BTS projects belong to o&g companies and hospitals who err on the side of nondescript/less ostentatious (with good reason, truth be told).
  14. man in 12 months when most of these mf projects are complete Houston's downtown is going to be something else. very exciting.
  15. BIG out of sweden or denmark takes an identical approach to their design... i wanted to work with them on a challenging project here in town. Hopefully I can readdress it in the not too distant future.

  17. that's waaaaay worse than expected... if those numbers are accurate it's foolish to think we'll post anything close to 20-30K jobs this year. i'm of the belief there's still a lot more pain to come 2H15.
