  1. always err on the side of caution amigo... if someone wanted to figure it out they probably could. tanglewoods is right, many of these projects have NDAs attached to them.
  2. as of about a month ago i had heard they still hadn't secured their debt financing.
  3. they have and do so on almost all highrise mf projects - many developers do this to increase possible sale value.
  4. it would have been more interesting had they staggered the glass to break up the monotony of the new material or even increased the glass slightly as you progressed up. all in all not terrible but it really doesn't vibe with the rest of tower.
  5. Hines was actively engaged with Waldorf for a tract adjacent to, but not in, ROD until Waldorf backed out. to my knowledge they were also actively engaged with RC for the vacant tract directly north of Hanover's tower in BLVD Place a few years ago. i would think the senior housing facility on ambassador's way that morgan was once under contract for would be possible. a location outside of uptown/galleria would shock me.
  6. not a knock on you, buddy - only the fact that you strung the words "high end french children's apparel/shoes boutique" together.
  7. the party had been planned for many months... you have many busy people's schedules to keep into consideration. no one actually cared that they were a few floors short.
  8. they're probably adding a mezzanine level for increased seating and expanding to where some of the current first floor seating is now including the patio area. they're fairly set back from westhiemer.
  9. this building really needs to be 5-10 stories taller... great looking building but definitely a little squatty given its girth. that's what she said.
  10. Yes. Rumor had it that apache was making preparations to begin construction this year but this will undoubtedly halt those plans.
  11. either post office or their jv w/ lionstone on lionstone's office at 100 waugh
  12. well the link above specifically mentions that the project is being timed to coincide with the lull in multifamily deliveries anticipated to occur in 2017 and 2018 so it sounds like they understand the market at least somewhat well. be curious to see if they carry through with it - it would be great to get some new perspective on development here.
  13. looks similar to the project on main st in midtown that just got shelved... i like it.
  14. i saw gensler's conceptual plans a few months back which included several different programs... typical marketing grandiose - multiple high rises, mixed use, etc. there are no renderings that i saw but it's not like it would matter.
  15. And the densification of uptown continues. Would be nice to see this go up around the same time as Hanover's second tower at blvd place which should be in the 35 story range as well, apartment over some office over retail.
  16. wonder how Qui's arrest for some pretty nasty domestic assault charges means for this project... two sides to every story but it does not sound good.
  17. i love what they're proposing here... i think they'll attract very quality tenants and greatly enhance the pedestrian experience there.
  18. are they actually going to have this thing done in one month?? seems like a ton of construction left to do before the april 9th m83 show...
  19. matter of perspective - i'm sure TC is thanking their lucky stars they didn't start 6-9 months ago.
