  1. Assuming the original Art Deco structure can be salvaged it'd be awesome to incorporate it into a large scale redevelopment - perhaps as a ground floor market with a WeWork type coworking office space above. Add some green space and then some vertical component with strong activation with the rail and surrounding area. A large scale redevoplmwnt of these sites would spur a tremendous amount of additional activity in this area, particularly with proposed (approved?) 59 trenching. Very exciting news.
  2. I love the idea of an innovative, adaptive reuse and redevelopment... definitely the type of development downtown Houston needs. That said I would love to see some vertical component to this. A boutique hotel would go great in this kind of project.
  3. brass has been popular for awhile and if done correctly i think it can look really good - this just reminds me of the 5 POP lobby though, which isn't so much a good thing. i'll wait to see it in person before casting final judgement though.
  4. Mala Sichuan in downtown is super clutch. Their dry and aromatic chicken and dry fried green beans are two of my favorite dishes in the city.
  5. That lighting scheme is awesome. Can't wIt to check out the rooftop bar.
  6. Ya that HEB gets slammed... parking is a nightmare at peak hours.
  7. Looks like HEB is really pushing hard for their new urban concept... this could be a large development (just my speculation). no mention of mixed use but it looks like their urban concepts are shooting for that where feasible and this would certainly be a feasible location. http://www.chron.com/business/real-estate/article/H-E-B-planning-Upper-Kirby-land-buy-11743119.php?ipid=ntk
  8. been waiting for that intersection to develop a little more... always nice to have a hip "five points" area in town. i dig the latest rendering, glad to see the design was approved.
  9. i bet it looks exactly like the rendering!
  10. i'd give serious consideration to moving into this building.
  11. Damn those amli and virgin projects are sexy af
  12. no chance a 42-story mixed use tower even approaches the height of a 50-story office building, sans massive crown/decorative spire.
  13. i was told that this is indeed the intended final product, save for the fact that the scope of phase II/III are not set in stone.
  14. as far as location goes for the office component, you'd be surprised at how many tenants skip downtown due to the hassle of getting in/out of the CBD in addition to the exorbitant costs for parking due to the limited number of spaces available. this building will be able to provide a much healthier suburban office parking allotment at cheaper prices right outside of downtown... add that to its location in front of one of the best urban parks in the country and part of a mixed use development and i have no doubt it will fair well.
  15. my understanding is that everything besides the initial tower and lifestyle center are all TBD. Uses will include office, apt, retail, perhaps medical but designs and scale are subject to change.
  16. i like the direction they went with this one... mostly brick with a modern/industrial feel. should be a good break from the rodeo drive/beverly hills feel of ROD and HV.
  17. i've never understood these types of bumps... since when has any major news gone unannounced here??? if it was dead or moving forward someone would've said something. honestly can't remember the last time someone bumped a thread like this and received some groundbreaking news in response. carry on.
  18. i know right?? my memory is already fading a bit but i recall it incorporating offseting balconies similar to Hanover's U/C blvd place highrise or even the W in Austin.
  19. would this be deep enough to support a highrise at a later date? i guess it would have to do with how deep the pour the footings/piers for the foundation.
