  1. you may have seen an earlier rendering as there are two floating around... the initial one definitely had more of a wow factor but the current version was scaled back a bit. still a handsome looking building but less zaha hadid-ish if you will.
  2. hines paid the highest price for a piece of dirt ever in Houston at $550/sf for the chronicle site.
  3. you asked if anyone had been down there but commented that you thought it would be a ghost town and these places wouldn't last... hence why I told you to chill w the negativity.

  5. thompson hotel/condo highrise and lifestyle center - phase 1 12-15 story office - only with preleasing multifamily highrise - phase II/III depending on market is my understanding.
  6. The existing renders are not accurate... site plan has changed considerably as has design from what was originally posted in this thread. There are two concepts I saw, the more value engineered one is what I described but don't take value engineered the wrong way... the design is still of a very high caliber. As always these things are a work in progress.
  7. The lifestyle center will front BBP and bears a striking resemblance to BP's (no relation) ultra modern data center on their campus. The Thompson is definitely approaching 40 stories and, as currently designed, shares a similar aesthetic to Hanovers 2nd BLVD place tower but with a more modern bent. Designs are still being finalized but they want the Thompson to be an architectural landmark and I think they are achieving it thus far. Presales of the condo units are needed prior to groundbreaking.

  9. not to sound like an asshole or anything but you're a moron if you think Campo is sitting there calling all the shots. this is a publicly traded company with a board of directors and millions of shareholders. they have institutional partners, strong financing relationships and a slew of analysts examining every square inch of the market under a microscope. if i were him (or them as it were) i would take the EXACT SAME approach. Camden doesn't exist as a charity to internet board members who simply want something nice to look at as they drive by on the freeway... it exists to make money. is Camden more conservative then most? no doubt. but they're not stupid. your rant OTOH.....
  10. drove by, asked one of the crew - parking lot for a new restaurant/bar on the back end of the site called Goodnight Charlies. http://txcpa.lookupbook.net/goodnight-charlie-s-llc-houston-tx still would've been better as a boutique hotel but at least it isn't just a parking lot.
  11. that site would make an excellent boutique hotel... something desperately needed in montrose. damn shame if this becomes a parking lot, even if the parking is needed.

  15. self-funded definitely doesn't imply that they're forgoing debt, it likely means they are providing all the equity needed to line up construction loans, but that doesn't necessarily soothe over banks' worries on whether or not the loan can be repaid. investors are much easier to win over than banks as they don't have strict guidelines and regulatory hurdles to clear.
  16. they still don't have their debt lined up as far as i know... they sound motivated to make it happen though so here's hoping.
  17. Big loss for the houston food scene, I always enjoyed my meals there and concept was unlike anything I've seen here or elsewhere. That said I had my bday dinner there 2 months ago (on Wednesday granted) but the place was barely half full. I'd like to think that the location presented some problems but it did seemingly do well the first couple of months. Id like to think they will revisit the concept in a more main and main location but I doubt it.
