  1. 5220 Texas is the curved building on the left and the smaller lot across the street is 415 Edgewood. They are listed as a combined lot on Loopnet for $2.775 million but the Edgewood portion was listed by itself on HAR for $775k and is now pending. Anybody know anything? I'll probably try to email one of the brokers and ask if they were both sold or just the smaller lot.
  2. Went last night and it was really nice! Of course, the stunning weather helps. Had dinner at Tiny Champions and then headed over around 9ish and was there until about midnight and the crowd started to thin out around 11pm or so. Drinks were good, but I feel like a few more signature cocktails could be nice. The decor/theme really work well at night.
  3. The HCAD valuation is something on the property. 2017 - $20.65 mil 2018 - $27.34 mil 2019 - $17.90 mil 2020 - $26.74 mil 2021 - $26.98 mil Of the $26.98 mil the breakdown is $7.49 mil for the land and $19.48 mil for the buildings.
  4. Very true. And yes, I can certainly hear the heavy trucks go by. At least 1 or 2 an hour during the day. I actually am closing on a house in the East End on Friday, but only got it for a decent price because it needs a significant renovation. Our lease is up August 1, so I'll get another few months of getting to watch this one go up. After shopping for about 1.5 years, I was pretty unimpressed with the property value increases of any townhome in Montrose and decided I would be better off long term aiming for something that had more land.
  5. The number of townhomes for sale in that grouping to the bottom left of cityliving's excellent photos continue to go up. There must be 7 or 8 for sale right now. Also, that picture POV is wild! So weird seeing my neighborhood from that direction.
  6. Those new locations are good! Nice to see some city-owned buildings hosting them. Makes a lot of sense to use fire stations since so many are in the middle of neighborhoods.
  7. Stopped in for lunch today. Got there around 25 minutes before open and the line really only started to ramp up about 5-10 minutes before open. Nice waitress said she drives down from Cleveland to work there. She said that they did $39k yesterday and that they haven't opened the upstairs seating area yet because they are still adjusting to the opening. She said her manager $39k is one of the best days any location has ever done in the history of the restaurant. Food was good and came out fast. Probably one of the smoother restaurant openings I've ever seen for such a large place. Edit: They posted on their FB that they are closed today because they ran out of food. I'm guessing Sunday was popular as well 😄

  9. I lived in Westmoreland for years, and I agree with what you are saying, BUT I think that there are a good number of people that don't know that the lane ends and it causes a safety hazard. Seems like the pedestrian signal at the forced turn gets knocked down every few months. I have never in years can ever remember a time where I have had to wait on the light for more than 1 cycle. Basically, minor inconvenience for Westhmoreland residents < safety concerns. Those cycle crossing lights are basically as valuable as gold for some reason. The ones that they needed to complete Gray were delayed almost a year. I think the city is going to put in a two-way bikeway on Brazos (I know, less than desirable) and are working on ways to connect it to the neighborhood bikeway that goes down Hawthorne and into Midtown at the Spur. That seems like a design fail to me. Honestly, I'm worried enough as it is and wish that they would include bollards to protect pedestrians no matter how "loose" the angle is.
  10. That is honestly the way it should be. There is a 0% chance that right turns will be eliminated. It is just the slip lane that is being removed.
  11. Structure not crazy, but I kind of like it! And the gardens are great. Interesting that the structure will be in the middle.

  13. It is right where Elgin transitions to Westheimer and the curb will align with that transition.
  14. There were some renderings released at some point, but someone at the city told me that it was a 9 figure project that would be way in the future. I'm guessing that they are trying to come up with a bandaid.

They said Phase 1 would be hopefully be in the 3-5 year time frame. Phase 2 after. All depends on funding of course. Interesting to see this all put together with the METRO BRT line running up Lockwood and the LRT extension (although I thought that wasn't going to be the routing on LRT, but whatever). Harris County rep talked about focusing on safe connections to schools. Also a focus on interconnecting existing segments (*cough* Harrisburg Trail *cough*) Overall, I think the plan looks pretty good! They know that riding on Commerce sucks, but might take some major construction with rail line still set in the middle of the street.
  17. Agreed. Time to do away with all street parking along Fairview. I mean, what the hell is up with the section in front of Barnaby's? I don't understand how parking is allowed there. People also regularly just park on the sidewalk in parts: I like that, but would probably be a mess in practice. All of the opposite direction traffic would be pushed to surrounding streets, and none are particularly well suited for that. Houston Bike Plan does call for dedicated protected lanes on Fairview, though, so you may be right.
  18. It honestly feels not fair that the lot is cleared and we still don't know what they are going to do!
  19. Someone posted the construction permit above and the address is listed as being inside the Ion. A drive thru common bond would have definitely made sense at this lot, but I would imagine that it needs a demo because of the derelict gas station.
  20. Rice didn't renew the Shipley's lease. Closes April 11 Owner told Craig that she thought it was being demo'd this year.
  21. No, but it took them a long time to even get the application out. The city can still initiate the process themselves but they haven't done that either. Also, I know where your mind is going with this, and yes Montrose and Westheimer should be in the WP program :)
