There's a parking variance in for this site. Exiting 6,223 sq ft structure for retail/restaurant use. Signs are up. Required parking is 49 spots and they are requesting to have 28. Whatever they have planned, I imagine that they will be platting the property. I could see this going any direction, but it is surrounded on all sides unrestricted reserves and not townhomes. -
All of the other locations said 3 or after, 4 or after, etc, but the LRB said 4-4:15, so that is why I asked. I could probably do 4 or later, but a 15 minute would be a little tight!

Almost a 0% chance. Conroe is way too close to IAH. A Katy-ish option is the only thing that would make sense, and I can't imagine that there is enough demand. Who would even serve it? A single AA regional jet to DFW like Beaumont gets? Southwest and UA would be out. It wouldn't be dense enough for any LCC.

Went to Mimo yesterday and it was quite good! They said that they are going to try to start some lunch service this week on Wednesday and add dinner later this month. As y'all know, the weather was absolutely stunning yesterday. A nice meal on the patio! . -

It hasn't be replatted yet and there is no pending application. The legal description lists it as two lots and one tract. The area is 12,710 SF, so getting five lots on it would be pretty easy and is almost twice the minimum size. It is also on a TOD secondary street, so they have some flexibility on parking and some other things if they choose to opt-in. -

Right. Could also have been a hedge on 45 expansion actually happening and being ready to go. -
I believe they did say originally that estimated full timeline would be 20 years. Also, you have to wonder if more of the buildings planned will be built to own like the first phase. I'm sure it would just take a couple of additional commitments to spring some things forward. East River has a revised GP plat submission this week that tweaks the internal road network on the eastern side of the property, so there is still active long term planning for the entire development.

Sure! * Basically, you only NEED a 240V outlet for charging if you drive more than 40 miles/day. Otherwise a 120V is fine. * For road trips, high speed DCFC is still kind of hit or miss. I use Electrify America stations whenever I can because Hyundai gave Ioniq 5 purchasers a few years of free 30 minute charging sessions, and I'm pretty regularly disappointed by their hardware. Most of the stations have a 150kW limit and I regularly only end up getting 70-90 (my car does up to 230kW). * You'll live your life between 10 and 80% in the battery. Batteries are like springs in that they become harder to charge the fuller (or more compressed) they get just like a spring. Hyundai advertised 18 minutes to go from 10 to 80% and I've seen that before, which is awesome. Going from 80 to 100% may take another 18+ minutes. * Cold weather range reduction is a thing. I drove on the highway when it was in the 30s last month and took a pretty serious 20-30% range hit. Of course, not that big of a deal in Houston, but something to keep an eye on.

I have had one since last March. Really spectacular car. Unfortunately, won't be eligible for the tax credit until they move production here in a few years.

And FlixBus, who know owns Greyhound, does the same. Although I thought I read Megabus was moving?
