  1. I thought this was still up in the air in terms of community issues / permits / etc. Last time i checked Hines was doing some outreach on this to community... I think it will be a cool building either way. A step to bridge the hole between TMC and DT...
  2. So I saw a tweet from 'going up city' asking a cre person if this was a race to go up against Hines tower... Does anyone think it's one or the other, not both?
  3. Urbanizer - When you have some time (maybe this weekend), it would be awesome to see this list updated. * Downtown Project list is dated to January 15th. A couple things added since. I have a hard time remembering what all has changed, but we have more specifics on Houston Center 6 / pictures. Residential projects around the ball park / discovery green. Midtown office tower? Amegy Bank tower?
  4. Can someone remind me of what block this is? Is it an empty lot?
  5. I like the design... 30 story is floor count. Any ground retail? Breaks ground this summer... So we will have Hines / Houston 6 starting this summer / Hilcorp. I wonder if International / Capital tower get built? My sense is Shanksa's Capital Tower is the next tower to be anounced officially (this year). Projects that will have to wait... Chevron (to be official next year), 5 Allen, International Tower, and the East Downtown tower.
  6. So here is the trend we are seeing - Companies are willing to pay a premium for top of the line space. Hines has a good record. This new building is likely to be impressive and will showcase a company rather well. The older buildings are faced with some issues: 1. become a cheaper more affordable option for tennants looking for DT space 2. Invest heavily in renovations The issue with buildings that have 'space come available'. the building can not truly be rennovated in it's entirety. It will have to be piece by piece - which just isnt ideal when compared to a 609 Main option (for the same price per sq foot). This tower will most likely be stalled until someone is serious about renting alot of space. Our worries that downtown may have tons of space unrented --- To this I say the buildings that will suffer will be the older ones with space available that have not rennovated. This is a trend and quite possibly a good one that will lead to more investment into our downtown properties. We might be seeing space available shift around different buildings, but i dont believe it will be anything that will hinder growth of downtown office growth in the next few years. Next decade may be a different story.

  8. You're right. Certainly not in terms of the cheap townhouses they are throwing up. But I would say inside the loop, most large scale buildings are starting to take a hint and truly invest in sustainable and lasting structures.

  14. Let's say they are stars for the sake of this restoration. I wont ask any more questions. They are stars. Now lets add some top detail. Off topic: I refuse to allow anymore older buildings downtown to be demo-ed. These postcards show how many beautiful buildings downtown had.

  16. I am impressed with the effort they put into this. Looks like it will transport students back to Oxford England. I am surprised just how much money these schools have. This and the school that bought the Houston HS campus of Memorial... wow
  17. I too have mixed feelings about the GRB. I don't know about the materials used, I dont know about the Ship references (color, shape, and smoke stack things), but with all that said - it isn't bad or offensive. I think this proposal would be great if they could ensure they don't ignore the building's existing features... I tend to not like buildings if they have parts from different eras and it is obvious. But the if the GRB can still look like a seemless, complete package after the work is done, I think it is worth the risk..
