  1. I thought I read this before - that they had purchased the garage / planned to rennovate it. I am not sure, but you are right. They didn't plan to take it down for a reason, whatever that may be. It might not be a stretch to think it could be re-faced with similar material to the building.
  2. Yes, of course. This is likely brick, but I am not sure because no one has listed out the materials... Only an insider will be able to give us this information. If it is not brick, the entire feeling of this building changes, and by my measure, would not be appropriate for market square. Only brick will look good here. People who think the design are bad are entitled to their own opinion. It is refreshing to get some different stylings on residential buildings.It will have extremely similar proportions to OPP. So you can expect that. My only issue with the comments are the skyline comments: A skyline is not planned out and forced into certain shapes. and the skyline is only the same in the exact same position. Our city is thriving and tall buildings are going up - sorry they are not where you want them? From my view, it will look great... If you dont like the angle you see downtown now - look from a different one. In terms of the garage and the placement of the building: my thoughts are - the more they push this from the edge of the street (away from market square), the more visiable it will be from the building. By renovating the garage, they are saving money. The garage currently has ground floor retail which would be nice if they kept. Now ideally they would redo the garage completely, but the plus side is another building can make use of the visual volume left open by not building directly above the garage. There are pluses and minuses, but overall this is a huge upgrade and a beautiful and upscale urban development! I have high hopes for this. More info will come available in time.
  3. Wow - honestly beautiful, somewhat art deco meets One Park Place design! A very high end feel to this. I really can't wait for this one to start. I will be able to get a great view of this from my house! I really hope they plan to use brick and real stone. How tall is OPP?
  4. I swear There are some now in downtown... Skyhouse? JW Marriott? My prediction is we will get alot more of these in the near future!

  6. I agree again with you - But, it sounds like the city is A) trying to give Holiday Inn tax incentives for this building and possibly buying the empty space for a pocket park. Ideal situation is the extra space on that lot goes to another development, and a park is made for a full block park somewhere close.
  7. It is similar I agree. The Hanover you speak of is one of my favorites going up in Houston right now. Although, the one pictured hear seems a little more 'east coast'. Both are cool. I actually think the 10 story going up in the southern part of downtown is vaguely similar to the more modern image. Of course not the same, but it is of a similar vibe, though less dramatic. "We settle for less" - this is hard to prove. Yes there are some cheap, cost cutting designs that get passed through. I don't know how much control WE or even the permitting center have as long as it meets requirements. If we had a competition for space - which we don't yet - we would see more money spent on design due to the NEED for a stand out property. Houston doesnt demand all the stand out properties we want yet. Right now, if it is new, and slightly edgy, it attracts the people... When time comes that anything new in downtown / midtown requires significant capital / competition / and architectural originality, then we will see some amazing things. All we can do is promote a culture of high expectations. No use complaining we 'settle'. We have some amazing structures. We will get more, and more, as time goes on.

  9. I think this would serve the purpose.... I still am not a fan of the materials it looks like they are using. I really think brick ages so much better in houston. We have all the humidity that will cause mold etc... I do hope these projects promote slightly taller structures (10 stories +), but a good mix of heights will be nice.
  10. In responding to your hijacking... I agree with you. I believe by 2020 Uptown - Greenway Plaza - Upper Kirby will have alot more connectivity skyline wise. It will be very spotty, but in time it will fill in, like everything does. If you look at New York City, Manhattan is an island where some areas are alot higher than others, while some areas in between are pretty low. It gives it a natural feel. I think this is Houston's destiny. We dont have a 'Central Park' but we have 3 very urban parks - Buffalo Bayou, Memorial, and Hermann Park. Midtown's issue is simply location. The attractions are to the South (TMC and Hermann Park) and to the North (Downtown and Buffalo Bayou). Eventually Midtown will have towers, but it wont come dead in the center and the line connecting them wont be straight. The triangle will be Uptown - TMC - DT... everything in and around those areas will grow vertically with time.

  12. you know - this is one of the cooler art deco designs we are seeing... other midtown/ inner loop apartment buildings (in my mind) are falling into the cheap - modern inspired - construction category. This one however meets the eye test. Hope the brick work and art deco features do not disappoint!
  13. the most unlikely is Allen Center... there is no way that is happening. Their attitude is "we need it 40% leased for it to be a go". With all these projects coming along, there are too many options for companies wanting downtown space, many of which are under construction. I would love to see international tower built and kick off soon!
  14. It is exciting that we are seeing another rendering... Last I heard, TEMA was saying that (back in November?) that there was nothing happening anytime soon... So this hopefully means that there is somewhat of a timetable. Urbannizer - What do you know?
  15. I would not go off the renderings provided. Those look very basic honestly. I wouldn't be surprised if this ended up 60 stories, but we will see. I think when they do it, they are going to go for something really cool and imposing
  16. The picture shown looked to me to cover 2 blocks. Maybe if it isn't, this is he shorter building and the 12 story one is still to come.

  18. Honestly, I don't mind it. I think the materials and the nuances will make it good or just average. Most of these residential are starting to all look the same. I'd love to see something more original in the future - but that doesn't mean thus is bad
  19. This may make it even better. Maybe it is going to add a complexity to the view that we didn't think of. We won't know until it's done.
