  1. Maybe they will freshen up the design? The garage is probably still good... all this from an AC unit...
  2. This is WAYYYYYY to early to even ask, but I will make a general question: When a disaster like this happens to a property under construction, do developers usually rebuild? I am sure insurance will play a role. I just don't know if we should expect this to be an empty lot again..
  3. yay! that is definitely an improvement than stucco whatever! Do you think the bottom will be real stone? my guess is the bottom 3 floors will be real limestone or something. If they do that, the building as a whole will give the impression it is real stone all over. fingers crossed.
  4. It honestly doesnt look "bad", especially in this light. I just hope something more has done to add any sort of brick that i feel like we were promised.

  6. It seems with indirect light, it does look good, but with direct / certain times of the day causing shadows... it looks pretty bad. Do you know anything about the facade / brick component of this?

  9. Floor 16 relief is looking good. I hope they leave it white. It looks more like stone / sustainable.
  10. I think that is pretty good. I can't imagine we can do much better than that rate. Lets say you're right in all the stated facts, so rounding again, in 4 years we will have 70 lots. take out the 20 above the bayou* and we have 50. Assuming the rate of develipment continues, by 2022 we would have 20 lots open south of the bayou in the downtown loop! 20 lots left will be a very small number and promote a land grab / cooler projects / taller projects. I think this is great progress. *I think that area has a TON of potential to be developed into something really cool - but I am content waiting until a higher downtown density forces Houston to be creative and thoughful with the plans - something like the NYC riverside park
  11. That is a reasonable explanation to why they are doing it this way. Still seems like a lot of money to be spending for a tower that may not happen... It leads me to believe that this one will in fact, go up. I've said this before, but it seems like the new standard is to build a project with or without the tenants - with the expectation they will come - or else the project may never happen. Seems to be happening - "if you build it, they will come" 1. 609 Main - Hines (Summer 2014) 2. 6 Houston Center - Cresant (Summer 2014) 3. Capitol Tower - Shanska (Early 2015) 4. Chevron Tower 3 - ? (Mid 2015) Waiting on a lead tenant - "the tenant that never came due to too many options UC" 1. 5 Allen Center 2. International Tower
  12. Nice work. this aleviates alot of concerns... right? Also, to me it means the drafts we saw are pretty preliminary. I expect to see a new mock up that is more detailed and acurate sometime before they start. I hope it is even better than the one we saw. Still have high hopes!!

  16. This is valid. Maybe we are only seeing preliminary stuff here. If this was stucco and yellow, I see your point. Maybe the brick will be earth tan/brown and match some of the existing older buildings? Maybe there is some stone detail. I will be honest, if this tower looks cheap, and is of poor materials (stucco / too much wood / etc) I will feel robbed of what could have been. I am happy with OPP, I cant remember if you said you didn't like it. If you didn't - why?
  17. No I wasn't responding to your criticism specifically. I hate half the stuff on here dude... I want the best for the city, and I get really excited about things in general that look promising. I am supportive of this effort but realize my criticisms mean nothing to the developer. There may be a reason I don't know about... My only complaint is the skyline argument, which i described fully. But the comment you specifically made about my "thank goodness"... that's my personality shinning through - and I debated putting a winky face. At the end of the day, you can't control what anyone types. I just don't know why you let yourself get so worked up about it - who cares?. Eat a brownie and watch the cityscape rise!
