  1. I hate that they have painted all the homes grey... I could see them saying "wouldn't it be cool if..." but in reality - it has taken a TON of character away from that area. I don't like it at all. bring back some diversity. That may or may not be a shared opinion.
  2. I think there is a good chance they can increase the size... My freind at their CA headquarters is suspicous that they will be continuing to move A LOT of jobs this way in the next 5+ years. I asked him if the HQ could move and he thinks it is a possibility...
  3. And it is good it is not too tall... I have heard plenty of moaning about possible view constraints with this blocking DT from MMP... I think it is a perfect height that wont block the view yet still be a major structure that promotes density. This project is no different to me than most. It looks very promising. I hope the finishes are well done and can sustain the test of time. I don't understand most gripes...

Office vacancy rates increased by .1 percent from the fourth quarter of 2013 at 11.8 percent to the first quarter of 2014, which was at 11.9 percent, according to a national report released March 27 by Los Angeles-based CBRE Group Inc.   6. just trying to bump this... HBJ reported a 12% increase in vacancy rates in Houston. Is there any doubt for HC6 going up or can anyone confirm the full intention here? The way this was reported, it sounded like a sure thing to happen this summer.

I tend to agree - If you throw in the ritz, its a lot to digest.. but there are often times that my downtown company has literally no choice but sending people to hotels out west or south of downtown during quarterly meetings - these meetings are planning at low times of downtown events. Houston's downtown is literally stuffed with people 90% of the time and there is a sizable overflow. These new hotels may struggle at times, but i would guess that they are going to be OK. their existance and ammenities will bring more attention and events downtown. The GRB will be propelled to a new high, so this is a positive positive situation for all (forgot the economic term).

  10. If the Rtiz is "looking" they better act fast because alot of the lots are being eaten up. That Embassy Suites really ruined a good lot - I wish the Ritz could have gone there... Maybe they do not want to be right next to the Four Seasons... I agree the W will likely be in WestCreek or near RiverOaks area. Possibly even in Upper Kirby. Nice - I can't imagine many more going in after this... downtown at least.
  11. So it looks like in the next 3 years... Houston will have a dozen new hotels, which should definitely accomadate growth and ease the room issue. 1. Hotel Alessandra 2. Stowers Aloft 3. JW Marriott 4. Marriott Marquis 5. Hyatt Place 6. Homewood Suites 7. The other hotel sharing Hyatt's downtown block Office space will be adding tons of office space with new and rennovated towers 1. 800 Bell 2. Chevron Tower 3. 609 Main 4. Capitol Tower 5. 6 Houston Center 6. International Tower - Possibly - Residential is also beginning to boom... hopefully we see more in this area 1. 40 Story Market square Tower 2. Hines Market Square Tower 3. Fingers Ballpark Apts 4. The sliver 38 story tower behind Hess 5. Other 34 Story tower near the ballpark 6. 10 Story apts South DT 7. The 8 / 12 Story buildings South DT 8. The 5 Story apartments in South DT 9. Skyhouse Am I missing anything? With all these things going up.... what areas does Houston DT grow? I think Retail would grow... but those arent big buildings. Would we have met all market needs at this point?
  12. the taller it is the better, and I am not just saying that as a blanket statement. The building around this future hotel hover between 11 and 23 Stories. the view of DT will look better with a more significant variation in height. Beautiful building. 335 MM is alot.
  13. I really think this and Hines new tower finally bring top top architecture back to downtown. This is 1st class architecture. Our heavily 80s skyline could use more of these new builds, which would balance the age and feel of downtown. Very happy to see this. edit: Is it just me, or is there basically a new hotel going in by every new office - as if it is ying and yang. I understand the mutually benificial relationships between hotels and office, but this is just too clear... Hilcorp - Hotel Alessandra BG Group - JW Marriott Hess / GRB - Marriott Marquis 609 Main - Magnolia hotel (existing already) If Capitol Tower / International tower / Chevron tower go in, it seems very possible a large hotel would follow
  14. I disagree - those might destroy the essance of what this is / the vibe... Would these really be feasable? I think there would be a risk to the safety of those in there if they were running around / all that might hurt the integrity of the structure or something. The could do installations there / keep it a spiritual place / a place to go for those seeking a spiritual escape. let people in and allow them to use it the way they see fit.
