  1. I think the darker tan looks like brick. In which case this would be a lot nicer in real life. I am optimistic that this will be very cool. And he garage in the back looks to me as if they are just showing scale. I doubt it will actually look like that.
  2. ehhhhhhhhhhhhhh seems like a waste of space. go up not out. But development in that area is needed. So i am torn. Was hoping for better. and we lost 4 stories somehwere.... How will they break up the phases on this???
  3. I like it, and it looks like it could be brick - which to me is a plus In a way, it looks like a rubix cube just dropped into this block, haha. I do think this shows the trend of the apartment buildings we are seeing in Midtown, but legitimizes it in a way. It will be concrete / steel engineered instead of wood - extending the life of this. I think it will be a cool / edgy building.
  4. I thought it was 49 at one point... It was originally 41? then bumped to 49/48/47.... This one has fluctuated a bit. Its basically a 50 story tower (in my mind) which is an average height for many of the tall ones build in the boom of the early 80s. Does anyone have the height on this? I ask because maybe the height of each floor is bigger, so it could possibly appear to be taller than it really is. I work in 3 Allen (50 stories), Kind of a bland building, but I look right on to Chevron's campus and their new 50ish story tower was much taller, although being the same amount of floors, than 3 allen. Exciting to see this one rise.
  5. Dudes!! We are getting both! So no worries... Do we get shanksa tower???
  6. Urbannizer - Updated thoughts below * Downtown Project list is dated to January 15th. A couple things added since. * New Houston Center 6 Rendering and Start date * Hines Southmoore 'Under Construction' * Hines Amegy Bank @ Micro Center * Westcreek Office tower I have a hard time remembering everything. Residential projects around the ball park / discovery green. Midtown office tower? Regency Square status?
  7. I thought this was still up in the air in terms of community issues / permits / etc. Last time i checked Hines was doing some outreach on this to community... I think it will be a cool building either way. A step to bridge the hole between TMC and DT...
  8. So I saw a tweet from 'going up city' asking a cre person if this was a race to go up against Hines tower... Does anyone think it's one or the other, not both?
  9. Urbanizer - When you have some time (maybe this weekend), it would be awesome to see this list updated. * Downtown Project list is dated to January 15th. A couple things added since. I have a hard time remembering what all has changed, but we have more specifics on Houston Center 6 / pictures. Residential projects around the ball park / discovery green. Midtown office tower? Amegy Bank tower?
  10. Can someone remind me of what block this is? Is it an empty lot?
  11. I like the design... 30 story is floor count. Any ground retail? Breaks ground this summer... So we will have Hines / Houston 6 starting this summer / Hilcorp. I wonder if International / Capital tower get built? My sense is Shanksa's Capital Tower is the next tower to be anounced officially (this year). Projects that will have to wait... Chevron (to be official next year), 5 Allen, International Tower, and the East Downtown tower.
  12. So here is the trend we are seeing - Companies are willing to pay a premium for top of the line space. Hines has a good record. This new building is likely to be impressive and will showcase a company rather well. The older buildings are faced with some issues: 1. become a cheaper more affordable option for tennants looking for DT space 2. Invest heavily in renovations The issue with buildings that have 'space come available'. the building can not truly be rennovated in it's entirety. It will have to be piece by piece - which just isnt ideal when compared to a 609 Main option (for the same price per sq foot). This tower will most likely be stalled until someone is serious about renting alot of space. Our worries that downtown may have tons of space unrented --- To this I say the buildings that will suffer will be the older ones with space available that have not rennovated. This is a trend and quite possibly a good one that will lead to more investment into our downtown properties. We might be seeing space available shift around different buildings, but i dont believe it will be anything that will hinder growth of downtown office growth in the next few years. Next decade may be a different story.
  13. Was looking for the existing thread on this... but could not find it... Please feel free to merge Does anyone have an update on this? From my coworker, I heard they still are planning on building their own building.
  14. You're right. Certainly not in terms of the cheap townhouses they are throwing up. But I would say inside the loop, most large scale buildings are starting to take a hint and truly invest in sustainable and lasting structures.
  15. wait a minute.... That Sears in Midtown is still OPEN ?!? I thought it had been closed for years!
  16. I like the building. Did Hines sign on for this? What's their role here, if any?
  17. You are correct. Pretty sure they just did some sort of work on this too
  18. Very cool. Everything in Houston between Uptown and Downtown is going UP!
  19. It doesn't look super official. Changes are possible
