  1. Midway is not looking for an overnight change in the East River (KBR) property. They see this as a generational development to be completed over the next 15-30 years. I think the original basis (Pre-Midway) was for a large company to come in and commit to being the foundation for the property, but there is not enough Tech development in the Houston Area to create this foundation. Onsie / Twosie developments is best suited for EADO. A Googlplex would be best for the KBR Lot, but there is no way something like that comes to Houston. Even if it does, you risk a lot by building it on the East River site.... All of the technical talent in Houston lives west, north, and south. East is a blue collar side of town with little to pull from.
  2. Its great that they are recognizing the potential for EADO on this type of venture. There is a lot of growth for technology in the Oil/Gas and less so in the medical fields. O&G has trailed far behind tech advancements and as a new generation takes the helm on leadership, we can start gaining traction on these needed updates. I wonder how much land would be required for this buildout and if EaDo is right or something larger would be needed.

  4. What a great location for east end folks if it comes through. Its almost unfortunate that the CVS takes up so much real estate on the corner there, but early bird gets the worm.
  5. Great find! Its about time they did something with this land. I think there is some zoning against additional Mexican food restaurants along navigation.
  6. It will have a great view of downtown after the freeway is underground. It will be noisy for an office building but a great landmark to the east end.
  7. I've spent the last 30 minutes looking for a contractor that provides turnkey solutions for Building a deck on top of a townhome. I'm sure I need an engineer stamp for the load and architect for the design. Does anyone have recommendations for Design / Build Contractor that handles small projects like this?

  9. Have an opportunity to speak with Midway in the next few weeks about this development. What would HAIF'rs give as input on a project with this much open land and with the opportunity to make this a landmark site?

  11. Booo amusement park.... BOOooooo. The UT Campus would have been a great idea. Or a Green Energy Corridor. Heck, you could even make a dock right there on the bayou to barge products out. The Cathexsis owners were using the site to ship Reactors to jobsites.
  12. For 300k or 350k i would have bought one of those Perry homes last week. Now that the KBR lot across the bayou has some legs, the 400k to 450k might be acceptable, but i still dont see those homes going up too much in value past that in the near term.
  13. I probably didnt capture everything south of the site. This was ment to capture large open tracks along the bayou in that area... Again... it is a rough copy.

  15. @H-Town Man - Perry Homes is building 20 something homes right accross the bayou from this. Not too risky in my opinion. They are selling even before this news... although the sales team over there has to feel pretty good about this new information and the potential for a pedestrian bridge between the two properties.
  16. Are you talking about The Silo? This is an art facility of sorts... knicknamed "The Art Car Graveyard", its got a lot of crazy events going on there. I cant confirm what you mean but i can tell the roof has become more colorful. Post a pic.
  17. IF, 45 gets re-routed. you will see the demolition of Clayton Homes and Kelly Courts. Two of the worst public housing operations in Houston. For east end residents, that is the only good part of the I-45 Re-route. I hope it doesn't happen. This re-location of homeless facilities into East End and path to prosperity for the west side of town is damn near criminal. For $25 million just build 200 homes out in the boondocks. Star of Hope is a joke.
  18. Glad we are seeing this place fill up. Interested in the what they fill with the remaining space. That development map is very suspect though. Bayou Village does not own all of that land north of the bayou and has no intention to build apartments there.... Although if they did, it would be a fantastic spot for residents wanting a down town view... Hopefully a Kroger or a Market Rate apartment gets built there and not more townhomes.
  19. Dont trust the map on that brochure. It also has an apartment complex planned for the Pinto Lot in Lower 5th Ward. Seems to have no real foundation behind these claims.
  20. Google satellite shows this on the KBR Lot now... Red circle is the temporary elevated driving range.
