It's not going to last. New home sales nationwide are already coming down hard as rates go up. Typically there's a few months lag between rate moves and home price reaction, but its coming. Houston is relatively insulated, but I've had so many people tell me Houston housing prices are just going higher that I firmly believe they have to pull back a little bit -
The property is large enough to come up with ways not to have large garage blocking the building. The garage could possibly have been in Between the buildings and the views would have been both (nature to the north and urban to the south-east toward mo city/city centre).

It kind of irks me a little that the garage is front and center to I-10 with this one

. Bad idea. Public golf courses are in such demand and low supply in this town. Just because it doesn't suit you doesn't mean it's not good. That course is always jam packed. I don't care for Shakespeare in the park but that doesn't mean we should take out the sparsely used amphitheater to suit me.

The overgrowth is the problem. It's clear NOBODY is maintaining this growth and you can see huge sections where the growth is so heavy it's pulled completely off the wall and laid down. Now, instead of green you have graffiti on a wall to state at. There are full on trees growing out of the wall where they shouldn't be and will eventuay comroomise the integrity of the walls. That takes years of neglect to happen. On the access roads the vines are actually draped on the road below from the freeway overhead. This stretch has SO much potential if anyone, just anyone cared at all to maintain it.

Just a hunch, but I would suppose the thought is they aren't breaking ground until 1st Qtr 2014, and fencing that much property cost money. They fenced while they had some prelim work going on, but no longer need the fence until real ground breaking. I also don't think an open grass field poses any risk to the general public. This is just my guess. I wouldn't get worried about the project overall.

If UA intended to compete for Houston travelers they shouldn't have made those routes from Houston the most expensive in the country post merger.

I want to see more on the revenue side. What is the Houston Livestock Show & Rodeo, OTC, other conventions, etc. expected to contribute in revenue. Otherwise all I see is one expensive renovation with higher property taxes.

East of 59 development and a rail line will help though. You think there's not much retail downtown, but there is literally nothing east of downtown and a lot of residential development going on
