The Hamilton Apartments At 1800 St. Joseph Pkwy.

This block seems suited for a gas station or some type of strip center, but not so much for residential. It just seems far too noisy and distanced from the downtown core. I wonder what imppace residential in this area would have on downtown overall. I would think marginal, especially when compared to the emply lots that are readily available in better locales.

According to HCAD, 1800 St Joseph is owned by John Beeson. Did a little search and found this:

Article is about the land on West Dallas and Gillette. But if he does own it, he's a developer with a fat check book.

This is an interesting revelation!  I was impressed by his plan for that tract.  I can't wait to see what he has planned for this run-down lot.

You know John Beeson? Or you know the people he is about to sell to?

It is my understanding that Beeson will be a partner in the entity that develops the property.  Not sure how hands on he will be in the actual development, but my guess would be minimal.

Yeah I wish John Beeson would have got the West Dallas/Gillette property. He had two 30 story towers and retail planned for that site.

ugh.. you just had to bring that up. i swear, if Alliance ends up throwing up another midrise apartment complex on that entire lot im going to be severely bummed. at least save room for an office building or condo tower along Allen or something.

it seems like a horrible place for an apartment complex with elevated freeway on two sides.  will it be affordable housing maybe?  i certainly wouldn't plop down market rates for that locale.  soundproofing seems like a necessity.

I seem to have recalled the permit for the place hit the HBJ. I think it is a wrap.

Most places don't sound proof (at least the ones I have been in). When I lived at Sawyer Heights I luckily had a unit on the southern side of the building, but would still hear the freeway. I'm the princess and the pea when it comes to noise, but I didn't have too much trouble. The train horns were pretty bad though.

 

Alexan Silber is REALLY bad. I would imagine the complexes in the links from google earth would be just as terrible.

 

Edit: I guess It depends on the units and how their windows face.

Why would this project not be on the development map? Are we sure this isn't for the new interchange ramps?

I believe they wait for a more concrete announcement than what we have now. If the map updated to HAIF rumors, skyhouse main would have been shown months ago.

Good point.

At the same time, they seem to be ahead of public announcements by several weeks sometimes with the Camden projects and a few other low-rises. Guess we shall see soon.

Okay, so I just drove by the lot before I went home. Two lots are fenced off. The yellow square is where the trailer is located and the orange blotch is where the excavator is located that has apparently removed many of the trees from the lot. This doesn't appear to be ramp related... looks like a new development. Here's how it currently looks:

I noticed the fencing on the second lot when I went by there initially.  It looked like it had been there for a while, so I wasn't sure it was part of the same project.  Has any dirt work been done on the block with the trailer?  Perhaps they are just using it as a staging area for equipment and materials?

 

Or maybe it's another project with a SKY BRIDGE! :blink:

It's a new Bloomingdales anchor store with a prada, fendi, and Hermes boutique.

Ok....

Maybe.....

Not.

I drove by that lot on a Sunday morning at about 8am four months ago or so. Saw a man standing, pants on the ground, underwear on...... woman (maybe a woman) kneeling in front of him..... And now it's gonna be a bloomingdales. :)

its a mystery!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Apartments here would be like the wild wild west - instead of injuns and wild buffalo one would fight the occasional crackhead and homeless. I head to this very spot and give out sandwiches from Panera on a weekly basis.

 

Before labeling me a hater - I do my part and try to spend some time and give some food. This in my mind is a couple blocks and really all along Pierce elevated that Houston needs to focus on their homeless people.

 

Also, the park on the northside shouldn't really be called a park. Drug use and selling in front of parked cop cars, really a sad sight as I ride my bike up there weekly. Does anyone know if there's a plan for that northern park by the trustled bridge? Sorry blanking on name.

 

Who will be the first with the scoop on these two lots? Urbanizer, Howard Hughes, Bigfootsucks? I'm ready HIT ME!

That is going to be verrrry difficult to fall asleep. Both because of the highway, and also because of all the Ambulences taking the road to St. Josephs. Did they mention what would become of the adjacent block? Is it a staging area?

 

Good soundproofing should make this a non-factor. Fort Worth has at least two residential wraps right up against a busy railroad track. There's not much disturbance inside, even when the windows are open.

Probably staging. The construction workers were getting our of their cars and walking over to the excavator and other equipment when I drove by.

Is this apartment in the tax credit zone?
