Not too much water in the hole and they're still digging on the South side this morning.  They've installed some of the rebar for the garage columns on the North side.

 

As for the wall, I can understand the need for a wall around the pool but it sucks they have it on the McGowen side as well.

It's not an ugly building, but it's nothing to shout about either. For the location I was expecting more of a showpiece

 

We could have been waiting another 10 years for a 'showpiece'.  

 

I like it, it looks tons better than the 4-story Camden complex directly across the street and reminds me of the http://www.venuemuseumdistrict.com/further down the metrorail line on Fannin near the Hines Southmore tower under construction.

It's amazing that they got a free park built right next to them without even a street to cross, a busy light rail line next to them with a station directly adjacent, and still they thought ground floor retail was too risky. Development like this has more in common with the Tulsas and Albuquerques of the world than any city we consider a rival.

Agree with you totally in this thread. It is yet another missed opportunity to buck trends

Correct, no GFR. Camden refused. For years the Midtown Redevelopment Authority and Management District, public officials, and stakeholders urged/begged them to build retail in this project. Camden refused. So, the Redevelopment Authority had to redesign the park so that there was retail right in front of and adjacent to Camden, but in stand-alone buildings separate from Camden. This way they at least appear to be connected. Camden does retail in projects all over the country, except in Houston, their home base.

Why? Why? Why? Seriously, why? Since I know nothing on the business side of development, I'm genuinely curious what goes into decisions like these. I feel like they look at Houston and what already here and say "ok, we can cut corners in this city" .

It is true that overambitious projects in less-than-urban settings often have trouble leasing their ground floor retail, or have to lease it at a rate that doesn't justify the added construction cost. According to Ric Campo, head of Camden, the company made a decision not to put GFR into its Houston projects at the present time. This was mentioned on here a while ago. It seems the decision was based more on perception of the city as a whole than analysis of a particular site.
