If I had the money, I'd buy this stretch, combine it with the open lot by Stanford, and turn it all into one big stretch of new bars and restaurants (ala the Harlow District or Autry Park without the multifamily). You could turn this stretch into a neighborhood of its own with the right construction along those lots. But I have nowhere near the money for that, so here we are.

They should hollow out the ground floors of each house, connect them all with covered patios or extend the structure, and then turn all the backyards into parking. Then keep the second floors as residential. Maybe even turn the front yards into outdoor seating

There is one boutique hotel going up by the Menil the Hotel Saint Augustine, a proposed boutique hotel off of Fairview St. Hyde Park hotel and a rumored hotel to be operated by Bunkhouse at 3815 Montrose Blvd.  Then there is the high dollar fancy hotel, La Colombe d'Or. Montrose really could use an affordable hotel.

The land includes four residential buildings, 419-515 W. Gray St., across from Barnaby's Cafe. The tract of land, which was sold by 505 WGS LLC to Lone Star West Gray LLC, is located between Midtown Bar & Grill and Skin Renaissance Laser Center.

According to Davis Commercial, who represented the seller in the transaction, Lone Star West Gray LLC has plans for commercial redevelopment of the area. No specific information regarding the redevelopment and its timeline was given."

I lived in 505 W. Gray back in 2007 and it was in poor shape. Interiors were stripped of all individuality during landlord special remodels and maintenance was nearly non-existent. So many bugs, mice, and leaks, and insane summer electric bills. At some point since 2007 the back parking was paved - back in the day we had cars regularly get stuck in potholes and dragged out by questionably sober truck bros from the bars in the area.

Honestly surprised these buildings lasted as long as they did. I'd really hoped someone would clean them up or redevelop them together, but given the location a tear down was inevitable.
