That was the model. It was trying to self-sustain by selling higher-priced items to the neighborhoods wealthier newcomers while still serving the pre-existing community with affordable staples.

If we're picking nits, I'd say that the selection on both ends of that spectrum. And unlike a lot of the other small groceries in Second Ward and the East End, Red Box never doubled as a taquería.

If most customers are going to be getting in their cars anyway, most of them are going to go to supermarkets. 

It's too bad, though. I liked the idea, the owners, and the store itself.

I feel like a bodega-type operation similar to kickin' kombucha would be more sustainable. Clearly F&B is working in the area (with the exception of Angelo's concepts which sounds more like creative confusion than lack of demand).

Hopefully there is still an opportunity for targeted, small grocery retail of some sort in the future.

It worries me for Jonny Rhodes' new East River concept. Especially in such a generic retail market that will no doubt be City Centre 2.0.

Following the filing of an architectural barriers project with the Texas Department of Licensing and Regulation (TDLR), two plan reviewing fee permits were filed today for 3401 Canal St.

Details from the permits:

  • Use: Conversion, retail; One-stop re-roof, retail
  • FCC Group: Non-residential alteration 



As posted previously, local coffee shop Slowpokes is opening a storefront at 3401 Canal St. It's one of several forthcoming additions to The Plant / Second Ward. The development is from Concept Neighborhood.

Concept Neighborhood shared a progress photo of the forthcoming Slowpokes at 3402 Canal St. The coffee shop is part of Concept Neighborhood's The Plant / Second Ward development.


Caption from the post published today:

The plant is growing. 

We're excited to announce that Slowpokes will be coming to Second Ward THIS YEAR! Making use of the former Elizalde Tire Shop building on Canal, this development fits right in and upholds our promise to revitalize this neighborhood, while refusing to tear down and demolish the landscape/history.

Second Ward doesn't need to be "fixed" it needs to be filled, and we're so happy to see that through one corner at a time.

A variance request for the proposed Concept Neighborhood Trail Village subdivision plat is on this week's planning commission's agenda.


Below is the text from the notice of variance letter sent to area residents:


The Planning and Development Department has received a subdivision plat application with a variance request for a property located south of N Plamer St, east of Canal St, north of Nolan St, and west of Commerce St.

Anxiom Land Surveying, LLC, the applicant, has filed the request on behalf of the developer of the subject site. The applicant is requesting two variances: (1) to allow a portion of a building to have a reduced 7’ building line, instead of the required 10’ building line, along Canal St and (2) to not provide the required visibility triangle easement at the intersection of Canal St and N Palmer St.

Based on the site plan, it appears there is:
 

  • A parking structure for 174 cars
     
  • Surface parking fronting N Palmer St; 88 cars
     
  • Surface parking along Commerce St; 91 cars
     
  • Surface parking along Canal St; 85 cars



This is part of the multi-block The Plant / Second Ward development from Concept Neighborhood.
