Hilton Home2 Suites/TRU Hotel At 1540 Leeland St.

No. Philly for one, but I'd say it's not that unusual regardless of city size.- 95 replies

I can live with that site plan, and the architecture shown in the concept images is above average. Hopefully they keep to that.

Proposed Townhouse At 5326 Calhoun Rd.
Texasota replied to bobruss's topic in Third Ward and University of Houston
I feel strongly that Riverside/Riverside Terrace should be preserved as much as possible, but this is a vacant lot on the edge of the neighborhood. In general, I'm much more sympathetic to wanting to save something that could be demolished than to worrying about the impact of new construction on existing "character". I used to live a few blocks from here, and, in general, would have loved to see more development. More people. More stuff. Hopefully these houses turn out above average, but, even if they don't, homes are better than vacant lots. -
Always has. There's some storage up there for pieces not currently on display and offices.

I really like the service alley and the separated garages so everything facing Waugh serves people rather than cars. The building itself is reasonably handsome though a bit too officey looking. If it werent for the balconies it would just be an above average office building. But it's not bad.

That would be the "awful strip mall" I was referring to. I have to assume tear-down is the plan, but until we see a site plan who knows. And until we see shovels in the ground for that matter. Hopefully this won't be another Regent Square.

Ho. Ly. Crap. Don't tease me with the redevelopment of that awful strip mall. It's my white whale.

That Kroger is fine, but this is still a good spot. Something more specialized or maybe a Trader Joe's would do well.

Disgusting. They of all people should do better.

I genuinely wish they had built new, though I'm sure keeping that one attic window grandfathered them in as a "renovation". This is just ugly.

The Oliver Sawyer Yards: Multifamily At 2305 Summer St.

Balconies are good. I do like them recessed like this, but I think *every* apartment and condo should have some sort of private outdoor space.- 119 replies

I kind of want the TMobile store to be completely different. This whole thing is shaped like an exclamation point - make the TMobile store bright pink and covered with neon as the "point".

But why? I've never liked this setup on streets that have it, and there's plenty of space to have bike lanes protected by a door buffer and parking. *Maybe* if forces drivers to slow down because you have other drivers (the only kind of pedestrian most drivers even pretend to respect) walking from the middle of the street to the sidewalk? Eh, I'm not a fan. I don't like it in South Philly, and I don't think it's the best approach in midtown.

Covenant House Texas Montrose At 1111 Lovett Blvd.
Texasota replied to Highrise Tower's topic in Going Up!
This has absolutely been talked about and I remain staunchly against that idea. Moving at-risk people away from a neighborhood where they have easy access to services and public transportation is, at best, unproductive and unhelpful to those people. I think there's an argument that they should have built bigger, maybe selling part of their land and building denser on a smaller parcel, but Montrose is absolutely where this kind of organization should be.- 123 replies
