  1. It's psychological. The apron parking desgin is a conditioned response for drivers that says "hey! come over here!" Given the current speed limit on Post Oak Blvd a setback is necessary for greater signage cognition. A zero lot line design would dispostiion many motorists to circling the block. In effect a pedestrian design would turn away paying customers. So let's not kind ourselves into thinking the super block master planning of the Galleria area can be hammered into pedestiran scale density overnight. Post Oak Blvd needs to develop as a linear corridor first before it can re-reoute or grade level separate it's modes of transport.

  6. I went to Byrd's twice for lunch, it was nothing to write home about. Their windows were very poorly presented to the public, with a spare and almost desparate look about them. The first time my wife and I walked in during the evening it was so uninviting (staff/interior layout/branded products) that we walked the circulation, took a gander at the menu, and promptly left. Hopefully another operater can make that location work (especially in tandem with the renovation of that other old little bldg by Z-C down the block from them).
  7. Relax. The Former YMCA will be a green space. The former Sheraton will be a park and main entry way for Total Plaza w/ parking underground. This is just an article saying they are doing feasibility studies. We do them all the time at my firm and most of the time nothing substantial happens except more studies are exacted.
  8. Are you referring to the cantilever or actual signage. The couple of times I've past by the only exterior work going on was the that the brick was punctured at structural intervals for the sidewalk cantilever.

  11. In addition to the parking there's also a small concentric park on the southwest corner of the parking lot.
  12. I was in the area last weekend, does anyone know what the parcel directly south from the phase I bldg is intended for? The site I speak of has been cleared and it has a couple of boolean merged cylinders in the above rendering. It also looks like the existing bldg on the site is being demo'd by the looks of it's empty fenestration.
