  1. I'm gonna go out on a massive limb and say that a high end sports bar and grill w well executed food a big patio will absolutely CRUSH IT at that location. That area desperately needs a concept like this imo. 100% chance it'll make the regular work lunch rotation for many in the area, myself included.
  2. Ya that HEB gets slammed... parking is a nightmare at peak hours.

  4. been waiting for that intersection to develop a little more... always nice to have a hip "five points" area in town. i dig the latest rendering, glad to see the design was approved.

  8. no chance a 42-story mixed use tower even approaches the height of a 50-story office building, sans massive crown/decorative spire.
  9. i was told that this is indeed the intended final product, save for the fact that the scope of phase II/III are not set in stone.
  10. as far as location goes for the office component, you'd be surprised at how many tenants skip downtown due to the hassle of getting in/out of the CBD in addition to the exorbitant costs for parking due to the limited number of spaces available. this building will be able to provide a much healthier suburban office parking allotment at cheaper prices right outside of downtown... add that to its location in front of one of the best urban parks in the country and part of a mixed use development and i have no doubt it will fair well.
  11. my understanding is that everything besides the initial tower and lifestyle center are all TBD. Uses will include office, apt, retail, perhaps medical but designs and scale are subject to change.
  12. i like the direction they went with this one... mostly brick with a modern/industrial feel. should be a good break from the rodeo drive/beverly hills feel of ROD and HV.
  13. i've never understood these types of bumps... since when has any major news gone unannounced here??? if it was dead or moving forward someone would've said something. honestly can't remember the last time someone bumped a thread like this and received some groundbreaking news in response. carry on.
  14. i know right?? my memory is already fading a bit but i recall it incorporating offseting balconies similar to Hanover's U/C blvd place highrise or even the W in Austin.
  15. would this be deep enough to support a highrise at a later date? i guess it would have to do with how deep the pour the footings/piers for the foundation.
  16. you may have seen an earlier rendering as there are two floating around... the initial one definitely had more of a wow factor but the current version was scaled back a bit. still a handsome looking building but less zaha hadid-ish if you will.
  17. hines paid the highest price for a piece of dirt ever in Houston at $550/sf for the chronicle site.

  19. jesus dude these places have barely been open 3 weeks... give them a little breathing room before etching their tombstone.
  20. thompson hotel/condo highrise and lifestyle center - phase 1 12-15 story office - only with preleasing multifamily highrise - phase II/III depending on market is my understanding.
