  2. The second you go above 43/crosstimbers it becomes a total nightmare. There's been a few parcels redeveloped (frost bank la fitness, astral, new apartment) but a lot of it still looks rundown.
  3. I was wandering! I'm surprised they don't call this area shepherd park or something because that's the actual closest nice neighborhood. This strip of shepherd is so rough and ugly! Seems like they're trying to slow down the traffic, but the nice development dies off REALLY quickly after 43rd. It'll be interesting to see if they can fill this new strip center and fill up the recently rehabbed retail on pinemont. There's two good places to eat in this stretch and one big apartment going in.
  4. yes, I know those are different owners. It's looking like it may be townhomes then a strip center. There's another strip center going in around this area too. This entire area is getting saturated with townhomes and apartments so I imagine there'll be more retail soon. GOOF is about to be surrounded by nicer development on all sides, which will be nice, but we're just suburbanizing the poverty V hard. The volume of apartments that are planned for independence heights is wild. Is this really independence heights? I thought it became more acers homes-y around here?

  6. They're doing the stick framing on the eastern part, but have yet to start the stick framing on the western part, which looks like it will be all stick framed.

  8. Thanks for posting! This is near me. Right across the road is going to be the Ibiza Garden Oaks large apartment. I would assume it'll be multifamily, but I haven't seen a plat map change. The other half (south) of the block was plat changed to VB Plaza Estates. I couldn't make heads or tails of the info from HCAD.
  9. I was there just the other day! It is a wonderful location and I hope there can be a favorable outcome for everyone involved. I hope we can get some traction on rapid transit and traffic calming/multi modal on main; it's too many lanes way too fast.
  10. Calling an internet stranger "a thankless child" because they don't agree with you might be the kind of attitude that has caused me/others to believe that the "gay community" is a myth. I knocked on doors and volunteered with lgbt and progressive groups in suburban Austin before I could vote and before gay marriage was legal. My parents threatened to kick me out. The only reason they didn't was threat of CPS involvement and a supportive aunt. When I went in search of the supportive communities others waxed poetic about, I didn't find them. I firmly believe the 'gay community' was dead before I reached adulthood; it's not my generation's fault. The only accessible remnants of it were bars, where I've been roofied and sexually harassed while working (i used to work in sexual health doing testing and providing safe sex supplies, you know, trying to help the 'community'). Your experience are yours, my experiences are mine. There's no reason to chastise and demean other people. Peace.
  11. as a younger gay person, i do not and cannot understand the fixation on gayborhoods. I am integrated into my family. My friend group is diverse. A lot of the "old gay scene" seems over sexualized and i truly hate going to gay bars. when things are not needed, they are discarded. i'm not sad to see the times change. bulldoze it all and build an apartment.

  14. I am not doubting this, I would just like to see the announcement. If someone could link to it, it would be greatly appreciated. I had hoped this would develop into a mixed use space.
  15. It seems like folks are anticipating a boom in business to the wakefield strip. I wish the barrel of monkeys folks would provide some sort of update on grease monkey, even if it's just to say the concept is DOA.
  16. my partner went to the soft launch over the weekend (it was posted in the GO neighborhood group). He said that the food was good but that the meat counter wasn't open yet. Excited to try it for myself.
  17. I haven't seen any demo or groundwork yet. The volume of rental units coming into GOOF is insane.
  18. This is the photo posted on the fence. This is in the HEART of church row in Independence Heights, a historically African-American neighborhood that has been at the center of recent conversations about gentrification. I can't find anything about the project online, and I don't see anything about he properties being purchased or combined.
  19. I was driving by this parking lot and noticed a sign for North Main Villas complete with rendering. These plots are gated and empty. They appear to be owned by the church across the road. I was not able to find anything on the project yet. I'll take pictures next time I drive by.
