  1. Wish I could care! I live near and love to see new things going in, but fried food is the new cigarettes and we have too much bottom of the barrel stuff. i propose a moratorium on chicken fingers and vape shops!
  2. I hope this gets off the ground! I’m a little skeptical of the multifamily happening but we will see!
  3. My family did real estate dev in Austin and Georgetown for many moons. When we bought here, I was shocked to see how low rent the retail and dining in the area are. Since we moved up here in 2021, the gravity seems to have shifted with better dining and retail planned. We love the area and hope to get a few rent houses up here. It truly feels more open and cooler than other parts of the city. We love the trees and people here. We need a closer target and I think this side of town would support high end retail, especially with the spike in prices in independence heights and now acres homes. Are you in the garden oaks Facebook?

  5. We just got a pet bar in 33 1/3… there’s also a dog bakery on 34th. It’s love my dogs but have yet to visit any of these places. The self services dog bath seems the most appealing thing. That’s 2 tenants and the old building hasn’t even been knocked down yet.
  6. There just seems to be so much opportunity to do something better with this site. The Kroger isn’t very nice despite this being a nice (now shockingly expensive) neighborhood.
  7. Per HCAD ownership history, this entity has owned the parcel since 2013... original interviews around the opening of berryhill show that it's owned by the Blair family who are listed in the documents for the entity. Where did you see it changed hands last week? i want to learn your ways
  8. ACCORDING TO THE SALES BROUCHURE, THERE IS A JAMES CONEY ISLAND ON CROSSTIMBERS????? NO?! what? Intersting they didn't highlight the big Moderna Garden oaks which is right east of the CVS... instead they shaded over an aerial of the old family bingo and lumped it in with pine forest.
  9. Several commercial properties are getting stitched together along W 34 proximate to other retail and dining developments on the strip. The parcel seems to be called "Preswood Point" and appears to be linked to an auction company (currently onsite) but appears (per HAIF search) to be involved in real estate development.
  10. The building on the NW corner is receiving extensive renovations to become the new location for Sonoma. I wish Sonoma had taken the upstairs unit in the main building, the one with the big patio that has become the wellness salon. ALSO, if you're in the area, PLONK on 43rd is always a great time!
  11. wow! cool to see a project on slow surface streets. You can sort of see 3 generations of development, the large lot SF home, the townhomes on small lots and now the massive multifamily. I wonder how long until people are collecting townhomes to create big lots to build apartments. I used to think the townhomes were revolutionary, but now my hunch is that they'll be a stop gap or possibly a barrier to multifamily construction.
  12. it will be interesting to see what develops in this area north of crosstimbers. This is within walking distance to astral, brash and a handful of other places, not to mention the absolute insane volume of townhomes in this area.

  14. Next they just need to slow down traffic on shepherd. I imagine all of acres homes/north independence heights will be redeveloped soon.
  15. It will be nice to have more in the area! I hope they have a decent food option; it's nice to not have to deal with 34th st when i want to bike to dinner.
  16. i absolutely love the people who act like Houston is so dissimilar to other cities that strategies proven elsewhere won't work here. what always happens is we finally make the change and people adjust to it... like they do everywhere else!

  20. I actually passed by this site this morning, the ambulance company has been cleared out and the landscaping is overgrown. Can't wait for this to get started. The Rosalyn is very close to being wrapped up.
  21. This looks fantastic. I recently parked over here to walk to dinner and a concert at CWMP. This area connects nicely to the denser parts of the waterway.
