  1. From the article, it sounds like they wanted to stay but Post didn't want to renew their lease with them. So I don't think it was for a lack of business, Post probably had a different concept in mind.
  2. The reason for the downtown portion isn't about the amount of lanes, its about reducing car weaving between lanes and interchanges (of many reasons). A lot of crashes and traffic is because of the complex interchanges. Downtown's highway interchange is like a giant round-about, except cars are driving 65+ MPH and the lanes changes from below grade to above grade multiple times. It's inconsistent and poorly designed, and the people who initially built it (TXDOT) is telling us that. The creators of this...who built the highway themselves, is telling us its not working as efficiently anymore and needs to be changed. Besides that, I think we beat the topic to death about how the highways are physical barriers between the multiple neighborhoods around it. Let's not forget its a huge eyesore? A lot of housing directly next to the highways legit have cars going above their apartments..... Austin and other major cities are currently burying their highways because it disconnects neighborhoods, yet most people's arguments here is: Yeah but who's going to build the park? The city, Tirz, HoustonFirst....endless of organizations. If we built Emancipation park, Midtown park, and Discovery Green....what makes everyone so skeptical that we cannot do that again? I mean, look at memorial park, MILLIONS were raised. EVEN IF the park wasn't going to be built, there can still be bridges like the Montrose area, which is STILL a better than whats there today. Why does it need to be trenched? Why would you not want the freeways to be consistent? Its trenched near Montrose, then elevated near midtown, then trenched again near 3rd ward, then elevated again at pierce, then trenched again near the heights, all this within a few miles. lol does that sound/ look reasonable? Do I need to explain why thats a problem? The current state of pierce is fine? Uhm...NO it is definitely NOT, if ANYONE has even driven on pierce elevated, they would know that the car feels like its doing jumping jacks because of how wavy the highway is. Let's not forget how there's also exists going left and right, just too add a little spice to the bouncing cars. But displacement... Just look at my previous post, most of this portion of the project would be taking over empty lots NOT businesses/ homes. It's going to be disruptive... ok?... should we just live with everything until it gets so bad that the next project becomes even more expensive and then we complain about why nothing wasn't already done. I don't want to give anyone nightmares......but based off that LoopNet listing, it looks like the first picture is "north facing" meaning it faces the highrise, and the bottom picture is "south facing" meaning it faces Kipling St...........meaning..............the garage is facing Kirby.......do we call the police?

  7. This is huge!! I get so excited about projects that are right along major corridors because no matter what pops up here, its for sure going to have a massive presence.
  8. Wow, the Heights really knows how to keep an aesthetic going. These projects really do fit in with the neighborhood's style. Its almost like a city outside of Houston.
  9. Its actually a lot nicer than the renderings, which is a nice surprise! I like the fact that it also sits right across from another multi-story dealership.

The "well since you think you can do it better, why don't you" argument is so corny and childish, what are you 16? Maybe try putting your 2 brain cells to work together to understand that people are going to have a different opinion than you :) lol? lol? lol??
  11. lol let me share some examples of what could have been implemented since a lot of you seem very PRO-whatever is going on with this building. There's legit a thousand ways they could have incorporated the trail into the development. Im not sure why being affordable housing or a $20 sandwich, make this vision harder. Is that the standard we set for affordable housing? Being a bare minimum building? This is an architectural forum, criticism will be provided when necessary :)
  12. I mean.... 2 pictures before my post, you can clearly see they completely fenced off the east side and completely gated the south side; both of which faces the trail. So yes that portion is done.
  13. Omg you found a menu for a place that hasn't even been built yet?! 😒, you do realize the whole point of the trail isn't just about overpriced sandwiches.... Its about making it easier for people to be active and enjoying the recreational spaces we have...."lol"
  14. I wish they found a way to incorporate the trail into the development. That would have been such a nice amenity to add, "connection to the Buffalo Bayou Trail," but I'm starting to realize a lot of these developers are dumb. Like... this building is a 15 min walk on the trail right into the East River Development, thats a huge plus. The Landscape better be bomb to make up for that.
  15. Just a guess, but maybe something related to chinatown? Im actually surprised Fiesta lasted this long, not saying it doesn't get business (which it does), but almost every block on this street has been redeveloped into Chinatown. Old strip centers on Bellaire either get torn down or completely redeveloped into multiple oriental-based shops. Land owner probably feel it will be more profitable to redevelop the shopping center, targeting Chinatown's demographic. This is just my opinion :)
  16. The "NEW" distribution center isn't relevant to the thread or my post lol. We're discussing how the "OLD" distribution center can be redeveloped into something thats more convenient to the neighborhood. Im not sure if your question is sarcastic? Contributing to the neighborhood other than providing jobs.....obviously there are numerous examples; a gym, a grocery store, restaurants, an urgent care, a library, etc. Anything that goes in here will have "jobs." The whole East End thread is about industrial space being converted into something more dense and convenient to the neighborhood....

I actually think this will be great for the area because their current East End location is not very inviting or contributing anything to the neighborhood. Its basically just windowless warehouses next to a yard of 18 wheelers surrounding neighborhoods. I think given its location and the lot size, theres a potential to have something really big here!

  19. I was driving down 59 west yesterday (coming from the east) and at the elevated portion of 59 in Midtown/ Museum district, the staircase pillars to that building are VERY visible, meaning that building will also have a massive presence. Unfortunately, idk how nice that building will be :/
