  1. I'm eagerly awaiting renderings for whatever Black Family Hospitality has planned here. It's likely the property will become Terry Black's Barbecue, but the restaurant group has yet to confirm. It seems this is still has a ways to go. I'm assuming they'll have to request a replat, but I could be wrong. And if that is the case, that may take a little time. Not to mention the plan review process with building permit approval.
  2. According to Houston Chronicle, Picnik will close its Houston outpost this weekend. The health-conscious restaurant from Austin is located in Montrose Collective at 888 Westheimer Rd, Suite 126. Additional details from Houston Chronicle: Open for about nine months, Picnik at 888 Westheimer confirmed its last day would be Sunday, Jan. 21. The executive chef at the Montrose location referred the Houston Chronicle to its corporate office in Austin when asked for more information about the closure. https://www.houstonchronicle.com/food-culture/restaurants-bars/article/picnik-houston-closing-18617042.php
  3. I'm sorry. I don't know. However, Sushi King is marked closed on Google Maps. I haven't been to Sushi King at 3401 Kirby Dr since the 2010's, to be honest. If it is really closed for good, it had a good run at Kirby Richmond Plaza.
  4. Yep, I know. That's why I noted it's not accessible at the moment: πŸ‘‡πŸΏπŸ‘‡πŸΏπŸ‘‡πŸΏπŸ‘‡πŸΏ

  7. Blvd Park made its first Instagram posts and story today. The post includes a rendering of the bar. A screenshot of the rendering is posted below. As previously mentioned, Gage Architecture is designing the space. ClΓ© Group's latest nightlife concept is located at 1119 W 20th St.
  8. I'm not the biggest of Berg Hospitality Group's restaurants, but I like the designs. So, in that regards, I'm looking forward to seeing the transformation of the space.
  9. You make a good point. I was hoping the second and third floors might be converted into lofts or some kind of residential.
  10. Nitpicking about nothing, huh? That's rich coming from a guy who gripes about almost everything in nearly every topic. And it's usually over the most absurd things. And if I'm not mistaken, you have nitpicked about errors in Houston Chronicle and Chron.com articles too. So, pot meet kettle. My point was valid and was made clear enough. The article, like a number of articles from the Chronicle and its paywall-free site, had errors pertaining to the business discussed.
  11. A couple of permits were purchased yesterday for 718 W 18th St, Suite H: One story occupancy inspection permit Certificate of occupancy permit Below are a few details from the permits: Use: Nc / occ/ 1,215 sf coffee shop 1-1-2-a2-b '12 IBC 100%/17123865 FCC Group: Non-residential alteration As noted in the previous post, Vuji Cafe is opening at 718 W 18th St, Ste H. The restaurant bills itself as a spot for Tex-Asian sandos. It joins Snooze and Smoosh at Lowell Market Street. One story occupancy inspection permit Certificate of occupancy permit
  12. Leasing Teapresso Bar's former unit at Lowell Street Market is a restaurant called Vuji Cafe. The eatery's address is 718 West 18th St, Ste H. Vuji Cafe is one of several accounts Instagram suggested to follow. It's how I came across the restaurant. According to Vuji Cafe's Instagram bio, it will offer Tex-Asian sandos. Based on the accounts following (and are followed by the eatery), I'm assuming this may be a new dining concept from the proprietors of The Chicken & Rice Guys. Some may recall the restaurant briefly operated at 2723 Yale St, Suite 102. The unit was one of Nextseed's incubator spaces. There is also a registered domain for Vuji Cafe. However, the site is currently set to private. https://www.vuji.cafe https://www.instagram.com/vuji.cafe

  15. In case some of you missed this in your Instagram feed, Renfrow+Co shared a photo of its work in The Residences at The Allen. The company built several custom wood doors for some of the quarters. The Residences at The Allen is situated above The Thompson / Thompson Houston Hotel. It's located at 1711 Allen Pkwy in The Allen mixed-use development. Post caption: Gorgeous custom wood doors going in at The Residence at Allen Tower. In total, we built eight unique door designs (24 doors total) made of steel and wood. We'll post photos of each design upon project close-out. https://www.instagram.com/p/C2OYUw1AwT2/
  16. Below is the most recent site plan for The Mix @ Midtown. The commercial development is located at 3201 Louisiana St. As noted in the above post, The Mix @ Midtown is fully leased. The tenants include: Cloud 10 Creamery - 3201 Louisiana St, Suite 100 Gen Korean BBQ House - 3201 Louisiana St, Suite 101 Piola - 3201 Louisiana St, Suite 103 Jinya Ramen Bar - 3201 Louisiana St, Suite 105 Kung Fu Tea - 3201 Louisiana St, Suite 106 Kahani Social - 3201 Louisiana St, Suite 108 Medium Rare - 3201 Louisiana St, Suite 110 Club Studio - 3201 Louisiana St, Suite 200 I thought Paris Baguette would open here, but I was wrong. I'm still holding out hope for an inner loop location. https://fifthcorner.com/portfolio-items/the-mix-at-midtown-2/ http://fifthcorner.com/wp-content/uploads/2024/01/The-Mix-Lease-Offering_1.24.pdf
  17. Fifth Corner updated marketing materials for The Mix @ Midtown sometime this month. The materials indicate the commercial development at 3201 Louisiana is fully leased. As previously mentioned, there were three vacancies (or soon-to-be-vacancies) when the last leasing brochure was released. Those vacancies included: 3201 Louisiana St, Suite 108 3201 Louisiana St, Suite 110 (formerly Artisans) 3201 Louisiana St, Suite 200 (formerly 24 Hour Fitness) The latest brochure indicates a business, likely a food & beverage / restaurant is leasing Suite 108. Kahani Social is listed as the tenant. I don't know what Kahani Social is. It could be the name of the business or the name of the hospitality group leasing the space. There is a local restaurant group named Kahani Social Group. They operate an Indian restaurant in The Woodlands called Amrina. However, I'm not certain if the group are the tenant for suite 108. A business possibly named Club Studio is taking over Suite 200 on the upper levels. I think it may be a gym or some kind of fitness center. Club Studio's website shows a location opening in the Kingwood area. A Houston location is not shown. According to a leasing flyer, "Club Studio is LA Fitness’ cutting-edge fitness experience that combines five innovative boutique fitness studios [HIIT, Boxing, Cycle, Yoga, Pilates] and luxury amenities into one gym." As reported in November, Medium Rare is leasing suite 110. It's a steakhouse out of Washington D.C. https://fifthcorner.com/portfolio-items/the-mix-at-midtown-2/ http://fifthcorner.com/wp-content/uploads/2024/01/The-Mix-Lease-Offering_1.24.pdf
  18. A plan reviewing fee permit was purchased today for 3201 Louisiana St, Suite 108. The suite is located in The Mix @ Midtown. Details from the permits: Use: Master includes (1) Sub projects; remodel, retail FCC Group: Non-residential alteration Suite 108 is the 3,039-square-foot space Fifth Corner listed as available in marketing materials last year. The unit is between Kung Fu Tea (3201 Louisiana St, Suite 106) and forthcoming steakhouse Medium Rare (320 Louisiana St, Suite 110). I don't know for certain if Suite 108 is leased or not.
  19. The website for Prime 101 launched in recent weeks. Prime 101 is the live-fire steakhouse concept from Berg Hospitality Group. The restaurant is located in The Docks at Timbergrove at 2505 W 11th St, Suite 100. It's expected to open this spring. https://www.prime131.com
  20. Below are renderings of proposed changes Browne McGregor Architects hopes to implement on behalf of client Goode Company. The renderings are for the forthcoming River Oaks location for Goode Co. Kitchen & Cantina. Goode Co. Kitchen & Cantina is leasing the 2002 W Gray St unit in River Oaks Shopping Center. The space was previously occupied by La Griglia. https://cohweb.houstontx.gov/hpt/ViewApp_Public.aspx?AppID=njqpeqgkssg%3d https://cohweb.houstontx.gov/hpt/ShowDoc.aspx?src=Fz2MxIvY98wbwXrosnsKUA%3d%3d&DocID=ED%2bEBM79Hcw%3d Proposed south elevation Proposed south elevation Proposed south elevation Proposed south elevation Proposed east elevation Proposed east elevation Proposed east elevation Proposed east elevation
  21. There is so much wrong with this article from Chron.com. First, the author acknowledges Maine-ly Sandwiches operated other restaurants, noting owner Buddy Charity, "attempted to expand to Greenspoint and Cy-Fair, but those closed as well." Maine-ly Sandwiches' original location on South Shepherd Dr is also mentioned. Still, Chron.com reports this as the restaurant's second location. It's not. There were other locations not mentioned that Maine-ly Sandwiches opened. Second of all, the article is written in a way that makes it seems Maine-ly Sandwiches is now only opening its location at The Shops at Sawyer Yards. It's misleading. The restaurant has been open for months. Yet there is no mention of it in the article.
  22. A certificate of appropriation application for 2002 West Gray St was recently submitted to the city's Planning & Development Department. 2002 W Gray St is La Griglia's former space in River Oaks Shopping Center. As noted since 2022, Goode Co. Kitchen & Cantina is leasing the space. The restaurant is seeking approval for alterations for the following: Foundation Siding or trim Doors Windows Storefront Awning or Canopy Below is a description of the project: The project includes interior and exterior renovations to suit a new tenant, Goode Company Kitchen & Cantina. The exterior renovations do not include the addition of any new square footage. However, they do involve refinishing the existing EIFS, reducing the amount of black glazed tile, installing new awnings and canopies, and installing new exterior doors and windows throughout. The project will also include new exterior signage and patio furniture, which is not included in this submission. Below are additional details included in a letter to the Houston Archeological and Historical Commission. Browne McGregor Architects submitted the letter with the certificate of appropriation application. The architecture firm as work with Goode Company on other restaurants. ο»Ώ The one-story restaurant building at 2002 W Gray St in the River Oaks Shopping Center is currently vacant, and the incoming tenant, Goode Co Kitchen & Cantina, proposes several alterations to the exterior of the building. The existing conditions include painted EIFS (stucco), wood windows and doors, black glazed ceramic tile, and metal awnings and fascia/trim. Site accessories include decorative wrought iron fencing, light fixtures, outdoor fire pits, and a water feature on the dining patio. The existing building's EIFS finish needs a fresh coat of paint, and the wood doors and windows have begun to deteriorate in some places. The existing conditions appear to be primarily original to the building, with the exception of the dining patio, which was added in 2009. The proposed alterations include repainting the existing EIFS/Stucco finish to match the existing "River Oaks White" color, replacement of the front and side entrance awnings, repainting the existing patio awning structure, adding new light fixtures, replacing all exterior windows and doors, adding new storefront windows at the main entrance, removing portions of the existing glazed ceramic tile, replacing the decorative wrought iron fence around the dining patio, and replacing metal trim and fascia. The plans also include the addition of a sunshade structure (pergola) on the dining patio. https://cohweb.houstontx.gov/hpt/ViewApp_Public.aspx?AppID=njqpeqgkssg%3d Proposed rendering Tex-Mex restaurant Goode Co. Kitchen & Cantina's River Oaks location.
