  3. According to a CultureMap article published today, Dish Society recently shuttered at 5740 San Felipe St, Suite 100. The restaurant was one of the ground level retail at Gables Tanglewood. As mentioned last year, the restaurant's unit has been available for lease since May or June.   4. County records indicate Garden Oaks Shopping Center changed hands in late December. A warranty deed for the property was recorded two weeks ago. According to the document, Denver-based Accruit purchased the 3406 N Shepherd Dr parcel. HCAD records have not been updated to reflect the change in ownership thus far. Garden Oaks Shopping Center is located at 3402-3412 N Shepherd Dr.

  12. Thanks, @EastwoodEnvoy for confirming. I sent Segundo Coffee Labs a message Wednesday regarding their recent acquisition. When I asked if there are plans for another coffee shop at 6865 Lawndale St, Segundo didn't respond. However, Instagram shows my message was read the same day.
  13. According to the linked LoopNet listing, 6614 Harrisburg Blvd is also for lease along with 6600 Harrisburg Blvd. I'm not familiar with Magnolia Fund, but their devotion to the Second Ward's economic development and cultural preservation is commendable.

I doubt Sprouts will open a location at the former Sears at 4000 N Shepherd Dr. In addition to the three Houston area stores closing last year, other locations throughout the country shuttered in 2023. Granted, this development is a few years away; still, to me, that's a sign more locations may not be in store any time soon for Houston.
  15. Right, but I'm not sure if my initial post is being misunderstood. I only pointed out the rendering @Urbannizer shared is for another development in Memphis. Others here - or those who view this elsewhere because someone saw it here and posted it elsewhere- may not have known. I know I didn't until a reverse image search. I only mentioned it because this forum receives lots of visitors. Many of those visitors take what's shared here and post it elsewhere. There was nothing more to my first post, if that makes any sense. While the rendering is likely not of the proposed mixed-use development at 4000 N Shepherd Dr, it could be an idea of what developers may have in mind for the property. Personally, I'm holding out for a high-rise. That may not be in the plans here. And if it's not, that's fine. Regardless, I hope developers reveal additional designs for this project soon. There is so much potential for an interesting building or buildings that could be as iconic to this part of town as the Sears signage.

  17. @Urbannizer, you may be aware of this already, but if not, the conceptual rendering included in marketing materials is not the proposed mixed-use for 4000 N Shepherd Dr. A reverse image search shows the rendering is for a mixed-use in Memphis. It seems developers included the rendering to possibly provide investors with an idea of the development's design inspiration. Hopefully, an official design will be released later this year. As previously mentioned, PKL Social is a pickleball court and bar opening at 1102 Shepherd Dr. The blurb from Houston Chronicle's article, which was published today: Owner Jason Mok, who joins a wave of pickleball players, plans to unveil this bar and restaurant in March. According to the list, the frozen treat and drive-thru bar aims to open this spring at 2102 N Shepherd Dr. Hawaiian shaved ice and frozen cocktails will be on offer at this Heights opening in the spring.   20. Happy Go Lucky recently updated its landing page. Instead of Italian shaved ice, it will now offer Hawaiian shaved ice treats. Along with shaved ice, Happy Go Lucky's menu will include frozen cocktails via a drive-thru. The concept is from the team behind Pistolero's, The Burger Joint, and The Taco Stand.   21. CultureMap released its so-called definitive list of anticipated restaurants for 2024 today (though it leaves out a lot of other restaurants and bars.) The list mentions Shawn Gawle's forthcoming restaurant slated for 1045 Ashland St. Camaraderie may be the name of the eatery. Formerly the executive pastry chef for Goodnight Hospitality, the chef will handle both sweet and savory duties at his new restaurant. Although the Tastemaker Award winner has been tight-lipped about specifics, he has signed a lease in the Heights for a new restaurant that will open this year.   22. I think the former Sears location at 4000 N Shepherd Dr would be a good fit for a Trader Joe's. However, that may not happen here. Based off the preliminary plans, it appears the developers are looking for a grocer to fill a 70,000 sf space. Trader Joe's are typically much smaller. Then again, if the developers decide to carve the unit, maybe Trader Joe's can go here. The rest of the space could be use for other retail.
