  1. Someone posted the construction permit above and the address is listed as being inside the Ion. A drive thru common bond would have definitely made sense at this lot, but I would imagine that it needs a demo because of the derelict gas station.
  2. Rice didn't renew the Shipley's lease. Closes April 11 Owner told Craig that she thought it was being demo'd this year.
  3. No, but it took them a long time to even get the application out. The city can still initiate the process themselves but they haven't done that either. Also, I know where your mind is going with this, and yes Montrose and Westheimer should be in the WP program :)
  4. Yes, but it is secondary, so it is opt-in. I think that some of these will change to primary when the station is actually built.

I'm not particularly familiar with TIRZ borrowing, but with them investing $9-$10 million on build out and the $7.5 millionish of lease payments, it just doesn't seem like that big of a stretch to bump the $7.5 up to $10-$12 to own it for forever. Also, I forgot that the chunk of the block that they aren't developing is owned by South Texas College of Law *sigh*
  7. I heard back and they said that while there is no set price, that they expect the selling price to be between $200-$250/sq ft for this lot and the one they have listed in block 314. So there you go. 1 acre is 43,650 sq ft, so $8.71 to $10.89 million equivalency at those prices. I know that it's not simple for TIRZ to borrow money and to get the city to use eminent domain for them.... but this seems like a no-brainer still. I guess nothing is precluding them from doing it in a few years.
  8. There's a partial lot 1/5 of an acre for sale on the opposite corner of San Jac/Leeland. I'm just going to email the broker and ask what the price is.   9. Sooo..... time for eminent domain? Honestly a possibly rare win-win scenario? Just seems bananas to me to spend $10 mil for 30 years of a lease when the land can't be more than that.
  10. The webpage is down on the church's website. Also, HCAD not showing a transaction since 5/17/2017. Maybe the deal fell through? Edit: It is still listed at the bottom of each of their pages.
  11. I believe that they mentioned during the meetings that every street should be swept once a quarter.
  12. It is unclear to me, but it sounds like we contract out our street sweeping? And basically they are going to need to add them when it is time to be re-bid.

  14. They talked about bike lane maintenance today in the BAC Infrastructure meeting. I know we discussed it somewhere but I can't find it and didn't think it needed its own thread. TLDR: Street-sweepers need a 10' lane, so anything that isn't is SOL until some community partners or local residents step up. Recommendations (this is a draft report. Final report is coming soon):
  15. This has been in the works for awhile. Lauren Groves, former CoH Planning Department transportation team member now works for Public Works and mentioned it during the Bicycle Advisory Infrastructure Subcommittee meeting today. This has been in the works for a few months as they needed lots of entities to sign off on it. One thing that was kind of funny was that they weren't sure who was paying for it. I think they decided it might be TXDOT (*cough bloodmoney *cough*) This has always kind of bewildered me that it has never been done, but here we are!
  16. This bikeway was mentioned in the BAC Infrastructure meeting and I asked a question about it. It's currently in 30% design phase and they are still looking at some road narrowing on Patterson north of Washington. Not sure how they are going to do that without killing some parking, but I guess we'll see. They also mentioned the word "chicane"

Restaurants do have to get TABC approval to serve out there evidently, so maybe a paperwork issue.

  21. I talked with a developer this week and they mentioned that they had been offered several of the Cadillac lots, but for big money, so it didn't make sense for their type of project. Like $200+ psf. I did read about how Cadillac was offering to buy back the franchises because they are switching to all EV by the end of the decade. Maybe we'll get lucky.
  22. The empty parcel next to this is up for sale, too. Across from W Alabama Ice House. It is that green field in the bottom of the last picture. I wonder what this will end up being!!!
