  1. You do realize they have to completely redesign the building..? It's going from an 8 story midrise to a 21 story tower. That's a pretty dramatic change.
  2. haha i totally agree. wtf were they thinking with the gold? and you are right.. the new facade looks straight out of the energy corridor. unfortunate.. though the building could look really neat if the recessed portions were lit with color changing LEDs or something? im still bitter they arent keeping the design and converting it to residential. ah well...
  3. they are actually trying to open up the tunnel system to the surface to bring more of the mole people outside.. which has been on the mayors agenda for a while now. as of right now the only external street level entrance to the tunnel system that i know of is at Wells Fargo.

  5. so why are they rebuilding/renovating the garage if the building is getting imploded in the fall..?
  6. the north canal actually serves a purpose for preventing downtown from flooding during freak storms. that one is moving forward. the south canal was just a fancy pie in the sky riverwalk to spur development. it would be amazing if they ever came close to seeing that vision, but as of now there are a few relatively new buildings directly in the way of the proposed South Canal.
  7. agreed.. all your reasoning for why a park wouldnt do very well in that area is exactly why i figured a mixed use development wouldnt be as successful there as other locations, like the Hardy Yards or the new Buffalo Island. if HPD is about to take over the site (doubtful), then why not move the jails to that site too? (thats my only logic with putting the jails at the post office site. if HPD doesnt get the property then obviously it would be (kind of) pointless to move the jails. how many people frequent BBP along that stretch of the bayou by the post office site? im not in the area much but when i am i dont see many/if any people along that part. like you said, there needs to be a decent residential component to the post office development if people want this area to be successful. also preferably some form of entertainment and amenities that the rest of downtown doesnt have yet, like a full fledged movie theater, a roof top TopGolf, or a full scale grocery store. and converting the Smith Street offshoot bridge northwest across the bayou into a pedestrian promenade, to better connect the two areas. as far as connectivity to Buffalo Island, you have North San Jacinto (San Jac/Fannin) connecting the island with downtown to the south, and i10 to the north. you could even extend Navigation/Runnels St. west of McKee, along the Heights Bike Trail, onto the island, ending at N San Jacinto, so the island would be accessible by vehicle on 3 sides, and currently is accessible by pedestrian bridges on two sides (more pedestrian bridges could/would be installed for even better connectivity to the island). if they built stairs/an elevator off of the MKT Trail at UH-D, on the west side of the bayou from the island, that MKT Trail pedestrian connection could even be used to connect the developments on Buffalo Island to the light rail station at UH-D on Main. idk, i just think Buffalo Island would have much more potential than the Post Office site if we could do something about the jails.
  8. it will be interesting to see what the mayor/city decide on the new city planning agenda, and if they incorporate these areas along the bayou into the new development focus areas they are supposed to designate with guidelines for new development.
  9. i was going to sketch out a new proposal/fantasy utilizing a new Washington Ave configuration and getting rid of Franklin, but it looks like this proposal hits that along with most of the other ideas i had (like converting the odd offshoot "Smith St" bridge to the northwest, over the bayou, to pedestrian only, for better access from the site to the rest of downtown, and building tall along the back and keeping the bayou frontage low rise/park space). it just needs a taller signature skyscraper that stands out. and im not sure how well i like the fact they left the existing road/pier structure above the bayou on the north side and built the pedestrian promenade along that instead of creating a fluid bank down to the bayou level. those are the only things i would do differently. other then that.. BUILD IT!!!
  10. Saw this one from the exit south of Pearland today.. Unfortunately I couldn't get it to show up in any pictures on my phone until just inside the beltway.. And I'm pretty sure it's taller than the Greenway twins.. Looks taller from 610 which I figured is the best judgement angle since your about parallel with the two. Unfortunately I was holding my phone at an angle but if you line it up flat 2929 is taller. Is the 441'(?) the measurement to the top of the roof, or the top of those white boxes on top of the twins?
  11. Geez Nate.. All these updates make me wonder if you're camping out on top of that garage to get these awesome action shots. Next time I'm in downtown in keep an eye for a tent and/or campfire smoke.

My buddy keeps telling me of developments happening in lake Jackson and how they are projecting the population increases to 40,000 or so (not sure by when, it's probably in a The Facts article). Here are some of the developments I snapped pictures of this weekend when I was visiting my parents.. Courtyard by Marriott at the Brazos Mall. Panda Express and Starbucks Buffalo Wild Wings and a few other retail spots And of course the new 900,000 sq ft Dow building There is also another hotel going up on 288/332 near the old Randall's, and an HEB Plus going in near downtown.

  17. no worries.. that one is for flood control, so its actually important for the city, whereas the south canal was just for entertainment/touristy/development purposes. whether or not the north canal ever gets developed like the SA riverwalk, I have no idea. but I don't see any part of the island/that stretch of the bayou being very popular for development or boating as long as there is a prison there. lets build that skyscraper prison! heh
