  1. This possibility is very exciting. However, there is no way this site would be the location for a Texans practice facility/HQ/mixed use development. A football field by itself is over 1.1 acres. This site is 6 acres. If there weren't any attached facilities, the practice field would take up 1/5th of the site (assuming the building dimensions are the same size as the field). And to compare a similar development concept, The Star in Frisco cowboys practice facility/HQ/mixed use development is 91 acres.. I'm not doubting the legitimacy of these rumors, I'm just saying this site couldn't fit such a development. Maybe they are in talks with the owners of the portion of the Astroworld site that doesn't belong to the Houston Livestock Show & Rodeo? Otherwise, I wonder if they would look towards the suburbs for such a development?

  3. Wow, I didn't expect the art installation to be so prominent from Discovery Green. I didn't realize the top of the red stacks would have LEDs in them (or the horizontal overhang). This is going to look like an entirely different place once its all finished. I can't wait.
  4. I love my Rokinon 12mm. I use it a lot for landscapes and astrophotography out at the beach. So I notice they still haven't glassed over the southwestern corner on the top two floors. Ive been trying to figure out for a while now if those will be balconies, but haven't gotten a response. Balconies weren't shown in the original renderings, but if that is now the plan, does anyone know what rooms the balconies would connect to? Penthouses? The top floor looks like it has a taller ceiling, maybe a public space of some sort? Should be some great views from there..
  5. Whoa, that looks great! The other picture was definitely underwhelming. Hopefully they plan on doing something with it during daylight hours to spruce it up a bit more than what we originally saw.
  6. I noticed that when I saw the segment on the Marriott on KHOUs 10:00 news a week ago (I even paused it on the photo and took a picture of the TV). The exposure was a little different than what you posted, but its definitely the same picture now that I see them side by side.
  7. Wow, that was a great tour. Over 50% leased, United is floors 12-19, and the green space on the podium will only be for their office. Hines used the green space amenity to incentivize a large block lease on the lower levels, since upper floors are usually more desirable. They have 97(?) days to finish up before the deadline. The crane is supposed to come down November 5th, and the exterior elevator lift (very cool experience) is supposed to come down on the 1st. i didn't realize there was going to be a water feature in the lobby. They mentioned the glass on the roof that opens up to the 46th-48th floors below would be capable of changing colors/darkening by use of electricity, to reduce direct sunlight on sunny days. It was great meeting everyone! Naviguessor and I decided we should have a HAIF gathering at the 43rd floor restaurant & lounge/open air observation deck at Wedge tower. And with that.. its picture time. New York-based Skanska USA Commercial Development has retained CBRE's Houston office to begin preleasing an ambitious downtown office tower, according to multiple sources close to the situation. ... The 35-story, 750,000-square-foot tower, which hasn't broken ground yet aside from its foundation being poured, has been on hold. In June, a company spokesperson told the Houston Business Journal that the company wouldn't move forward on vertical construction until market conditions improve. "Since we self finance our (projects), we do not have set preleasing requirements," said Elizabeth Miller, director of communications for Skanska's northeast division. "Rather, we evaluate each potential leasing deal and the market conditions to determine the construction start of our projects." The final contract between CBRE and Skanska is still being finalized, sources said. Skanska declined to comment, and CBRE couldn't be reached for comment. ...
  11. I never noticed the open area on the back side of the top floor. Anyone know what will be on that side?
  12. For months now I've been wondering about that section in the top right with no panels.. Are they putting balconies there? It was enclosed in the renderings.
  13. Bingo. The downtown dock would naturally be Allens Landing. Have a dock (or two, this site is pretty long) here for the new development, and another at the turning basin where the Maritime Museum is supposed to go (the plan is for the museum to be the launching point of the ship channel boat tour, so a water taxi connection would help link more people to the museum/tour).

  15. I'm pretty sure people on this board are aware that a bayou is a "slow moving river", but that doesn't change the fact that the body of water that this property is on is called Buffalo Bayou, not Buffalo River. Either way I'm happy about the planned development.
  16. Admittedly i dont understand the "east river" moniker either. A ) it's not a "river". b ) it sounds too much like an NYC rip off. True. Last I heard the realignment was still up in the air, though it seemed like txdot was leaning heavily towards the realignment. I'm not sure "obstruction" would be much of an issue though? On a somewhat related side note, I had mentioned in the past that I hoped whoever developed this property would implement some sort of bayou transportation connecting the site with Allens Landing/downtown. They could be a midpoint stop between Allens Landing and the proposed Maritime museum at the turning basin.

  20. Yeah, I too was thinking a black pool deck would get hot. Maybe they are covering that surface with something else? Does the lobby section of the hotel jut out into the courtyard any? Or is the courtyard really just that narrow through there? Looking at it while driving by on Fannin it looks like the new lobby area juts out into the courtyard. Maybe its just more narrow than i remember/im getting it confused with the width of the wider middle segment?
