The projects can come and go off the drawing board fairly quickly.Wulfe has several other projects around the city too. It all depends if there is momentum to move them forward from possible investors and financial insitutions. Quite often this is the case with many of our development we discussed. It may very well be several years before anything happens to this area.What we do know is that Wulfe owns the two properties where they are currently planning their project. Which means They'll just have to decide when they will build the phases. My quess if this moves forward is that you'll see the residential towers go up first and maybe some of the retail after. The hotel may also go up when the retail comes. The office space would be almost last since it is not in as high demand currently.We do know that the project would be phased and that the current retail establishments will be incorporated if they want to be into the new facility. A couple factors involved in the longer construction timetable would be: This project is larger than the Houston Pavilions project. This project involves building new structures, then relocating current tenants to the new structures, then destroying existing buildings and building replacement structures; a good deal more complicated and time-consuming than starting with a stretch of empty land. That is painful that it won't be completed until 2009 but then this thing sounds like it's going to be massive and well designed. I hope some of the other strip centers on San Felipe decide to take the same route and build mix-use developments on their current locations. I love the place and wouldn't want them to move too far, like out to freaking West Houson or something, but I don't know if they'd want to be next to a Whole Foods Flagship. Wulfe is going to make this happen. With all the high profile tenants (Eatzi's, Cafe Annies, Americas, Hunans) it is going to take a good plan to keep those guys happy. I believe he wants to tear it down for blvd place to commence. St Michael's backyard is right on the property so that may cause even more problem over construction. Hopefully, they can just revitalize the Eatzi's center and the old Sak's center without tearing everything down and causing harm to St Micael's and 5050 ambassador way. According to him that is well ahead of groundbreaking on the Richmond line. I didn't realize that the Post Oak line would be so soon. I also didn't realize that the path it will take will travel in the middle of 610 from the NW park and ride lot to Post Oak where it will veer off the freeway and follow Post Oak the rest of the way to just past 59.
