Brava: 46-Story Residential High-Rise At 414 Milam St.

This building is staying fairly close to the renderings from what I can see. I like how the angled line of the tower extends itself into the base as a demarcation between the stone and glass. 
 

The one part I cannot get a feel for is the side facing the Calpine building. It’s vague from the renderings but appears to be recessed grating with some sort of stone outcropping as an accent. It’s very had to make parking garage bases look nice and it looks like they gave a strong effort here. The alternative would have been to bury the garage, but then I feel like they would have needed to cut budget on the high rise portion, which would be a shame. 
 

My only complaint is that the most interesting angle of the building faces into downtown and won’t be outwardly visible. It would have been a nice touch to our skyline, but from the freeway angle it will look like aBother fairly boring building. That feels like a missed opportunity to me as this building is on the edge of downtown and will be prominent in the skyline.

 

Plus the Texas tower will block the view of this angle from within downtown.

Why can’t both be important? Glibly writing off people that care about how our skyline looks as suburbanites going to an Astros game runs contrary to the many skyline pictures I see on this forum every day.

It’s still somewhat important but no one goes New York for the main purpose of sitting across the river in New Jersey and looking at the skyline. Most great cities are not great because they have nice skylines. For example Barcelona and Paris have next to no iconic skylines outside of a single structure in each.

Haven’t seen any comments here on the glass already being installed in the cut out section of the podium.

 

It appears to be a lot darker than what I imagined. It looks to be black instead of the blue-ish gray that we are use to seeing on Hines’ Texas Tower and 609 Main.

Looks like darker glass or metal at the bottom here... Are you sure it is glass? If it is, we may have 2 colors of glass here.

Does anybody have access to the top pool deck at the Market Square tower? I'm curious how this new building will block the view of the skyline from that pool deck especially the glass infinity pool. That is such a unique feature of the building and it would suck if the view was completely blocked by this new tower. I am sure that pool deck is also a selling point as well and tenants in that building probably will be dissapointed if the pool deck view is gone.

The Preston touches a small sliver of Preston Street, so the only thing that would be blocked is maybe 10-15 degrees directly across from the cantilever pool. I would imagine the overall view will be mildly affected.

Not to mention no more skinny dippin' in the "oh hell naw" pool... :ph34r:

Inquire about a leasing a unit. When I did a year or two ago the tour included the pool deck and gym on the 39th floor.
