  1. Oh my that reflection is something great in the making. It's almost like they did it on purpose.
  2. Opening might be Aug. 13, but we'll have to wait for further information according to this tweet from Houston Chronicle Transportation writer.
  3. Found a permit for Water/Waste Water Application for the Phase 2 block. It's the only one I could find that doesn't focus on the already built tower. I'm sure this means something is going to happen soon, what specifically idk, but something is happening. Also here's an example Water/WasteWater application for Houston Public Works: 007-commercial_service_application.pdf
  4. Found the permits!!!!!! 🥳 First 4 are exactly like this one except different Permit Type. This one details the penthouse on floor 42. The majority of the permits were created in April but the latest one was 14th of May. Looks like this one is going up real soon.
  5. While a lot of things aren't lining up with the renderings, it's still a great find by @Paco Jones. PJ has done some great work with his short time on the HAIF. Especially with the TMC^3 schematic and the Houston Methodist rendering. Now this rendering seems to be a preliminary proposal from the looks of it, since Kirskey isn't the listed architect of this development. Maybe Medistar chose a bunch of companies and told them to design something on this plat? Onto the reason they put it in a schematic design budget, that idk. They might of put it there to just fill in space, or it might be a legit proposal? When it comes to the final design everything is pointing towards the 50 story Gensler rendering, although I wouldn't mind if either design went up. Maybe there's plans in the future to put a tower right by it, there's definitely enough room (a damn parking lot that is). If so I think the later design would fit perfectly next to its taller brother.
  6. Ngl I could see a row of high rises on Allen Parkway massively expanding the downtown skyline. We already have quite a few going up, ie. regent square , hanover square and the allen being all multi-highrise developments. After these are done I could see it being combined with the midtown and downtown, to make it look like one massive skyline. Eventually the 2 miles of land sitting on the parkway will be filled with high rises like the developments previously stated. This is the start of a massive, but organic densification process with downtown and tmc being the main nodes. The eventual infill between these nodes ie. midtown to allen parkway, will create a continuous dense urban environment unique to Houston. Honestly pretty excited to see these developments go up, just shows the growing juggernaut that Houston is and will be in the near future.
  7. Hmmm weird 🤔. I was under the impression that Medistar was the developer and Gensler was the architect. Wonder what Kirksey is doing in this project? Guess we'll have to see when this finally goes up. Anyway both designs are much better than the first, no matter how you look at it.
  8. @Paco Jones Do you know the date that specific proposal was posted? I have a feeling it might be an early proposal that they didn't go with. Just seems weird that they haven't updated their websites or anything.
  9. Wonder when/if they're gonna change the marketing info for this tower?
  10. Imo bottom right has the best looking street portion out of all of them, and the garage is way better than previous designs. For some reason the brick just doesn't do it for me on this building, it just doesn't look as good as some of the other renderings. But that's all up to preference. Personally, I think we're getting the best out of the proposed designs.
  11. There's not an exact date, but since they had it in the 2015-2020 plan it should be soon. If not it's probably later down the line. I'm expecting late 2020 or during the summer.
  12. The garage section is so much better than the previous design, also that white stone paired with the glass is going to make it pop. Personally I think the white stone is a much better choice than the beige counterpart, and the design for the upper deck pool is also very interesting. Overall it's a step up from the previous rendering.
  13. Article: http://www.downtowndistrict.org/static/media/uploads/downtown_market_update_2020_q1-compressed.pdf Q1 Market overview is here!! Residential: Occupancy: 86.3% (down from 88.9%, This is due to Camden units being delivered, Although there was a net absorption not including this) Units: 6278 units (up from 6086) 888 Under Construction 893 Planned Delivered: 192 units (Camden 271 units, guess they're not including the short term low income units) Retail: 450+ Restaurants 12 opened 5 planned Downtown's retail shouldn't be hit to hard. It's also more of a question of when, than if, in terms of a rebound. This is due to Downtown's insanely large consumer base, stating "168k employees, 4300 businesses. and more than 65k residents within two miles - are too strong." by the article. Hotel: 8228 Rooms 150 Under Construction 300+ planned
  14. 2-3 (looks like the garage was either 8 or 9 floors) more floors until this thing gets to the residential section. I would say we have 3 weeks to a month until this part is finished. Hopefully after the garage section is finished it's going to speed up dramatically, especially considering how slender the residential section is.
  15. Not too shabby, overall everything looks pretty good besides the garage. I like the communal feeling you get from the above garage lobby. Definitely going for the younger crowds with this one, especially recent college grads. I'm counting around 33 floors on this building (23 for the living portion), it's going to have a pretty sizable presence in this area. In the end I like the residential part, it gives off a pretty energetic vibe, although the garage section might grow on me.
  16. FAA Permit:https://oeaaa.faa.gov/oeaaa/external/searchAction.jsp?action=displayOECase&oeCaseID=436562119&row=16 A decently sized crane is coming up. Structure Type: Crane Structure Name: Post HTX Crane Structure Height: 300 Ft Work Schedule: 4/15/2020 to 12/24/2020
  17. A lot of plans for the main campus, very interesting stuff coming up. Lots of new plans for the empty lots around UH, and OMG the tech annex is getting torn down!!!! 🥳 Confirms that the soul sucking building by the fountain is gone, and they're creating an athletic centered plaza there. Also some interesting plans for Cullen, gonna be a bright future for this part of campus. Also a round up of all the projects that have happened in the past decade: https://v3.boardbook.org/Public/PublicItemDownload.aspx?ik=44992972 Where I got this info from: https://v3.boardbook.org/Public/PublicHome.aspx?ak=1000888
  18. UH clear lake, and UH Pearland plans Looks like the UHCL campus is going to be huggeeee, gonna be a lot of construction in the coming years. Also some renovations and bike paths on campus. Looks like a pretty nice campus is forming in Pearland
  19. Some plans from UHD, there's a lot in store for this campus Shows the i-45 realignment, and interestingly enough it shows a canal expansion from white oak north bank to buffalo w/o alignment plans and canal more detailed version of pic 2
  20. Found quite a few plans from the UH board meetings. There's a lot of info so i'm just gonna post by campus, and pdf files. These plans are spanning from early 2019 to today. Some interesting data on the Hilton expansion New information on a UH auxiliary retail center, and UHD student wellness and success center Looks like this might be close to the final design of the new law building.
  21. That's actually Phase 1 of the overall development. The 58 story residential tower will come later after the medical building. There's also a decently sized hotel in the plan iirc.
  22. https://www.cnbc.com/2020/04/09/oil-jumps-ahead-of-make-or-break-opec-meeting.html Looks like OPEC is deciding to cut production by 10 million BPD. I could see this as a potential help to U.S oil rn, and in the near future. But this all stands on how long this virus stays around, and if OPEC keeps the cut afterwards.
  23. Don't really see Caydon stopping rn. Even if the hotel market takes a huge dip, by the time this is built (2 years?) the market will definitely be back to normal or above average. I agree with you on Herman Place, but in terms of construction cost 5 mil isn't much for a highrise like this. If it doesn't break ground because of that, then it should in the near future. I would say most of the major mixed used developments happening rn will keep going, since a lot of them have been in planning for years and have significant financial backing. In the end i'm hoping things don't go nuclear, and they go back to the norm after this virus leaves.
