If this gets off the ground could there be a potential new tallest pure residential tower in texas? I know the independent is 58 floor at 690', but I got a feeling this might past the 700' mark from the looks of it. Definitely in the 700' range, this thing is massive compared to everything else. Also 410 apartment units in 1 building just feels insane; I mean wow. 1.6 million square feet is also a massive footprint. -

I could see a slight hiccup in late 2020 or early 2021, but nothing that's going to hinder these developments. Feels like this a start of another boom rather than the end of one, and a prolonged one at that. I also have a feeling both the PMI and CPI will heavily dictate how long it last, and how well it does. Consumer confidence will definitely be a huge part of this. While oil hasn't been doing to well, all of Houston's other sectors have been on the come up and should stay like that for a while. These recent quarters shows that Houston's economy has diversified greatly, and is showing signs that this development could be the new norm like @X.R. said.

Wonder how much this is going to sell for? I'm suspecting a new record for Houston, probably dwarfing capitol tower's $695/ft^2 numbers. I'm suspecting in the $800's, maybe even more. It will easily reach $700 without question, but how much do y'all suspect it will go for?

From the looks of it there's only 22 (19 if you don't count the ones by the freeway and bayou) full surface lots left without a development planned, and 63 partial surface lots left. A good amount of these partial surface lots are barely there, I really shouldn't even count them. The amount of full surface lots have decreased drastically since 2014, especially with new proposals/developments counted for. While the partial lots are slowly but surely going away. Great resource for population density, but I do have one problem with it. That is the age, while 5 years may not seem like a lot of time for population statistics, for a city growing like Houston it is. I suspect a good amount of inner loop Houston has had a sizable increase in population density. For example, Downtown Houston went from only 3800 in 2013, to 8000 in 2018. according to: https://www.khou.com/article/news/local/downtown-houston-experiencing-population-boom/285-549842840 While it's estimated (headcannon) there's around 11k people living in Downtown right now. Anyway wonder if they have an updated map?

Imagine damn near 200+k people in Downtown at all times. Not only would the sidewalks be full, but the tunnels would be too. Honestly would probably be the most pedestrian activity in the world, all within a 1.7 square mile area.

Come on lets get a developer that doubles that original 16 story plan. I'm ready for some more high-rises, this part of Houston is ripe for more construction right now.

Woah that new garage is going to be massive. Also like what they're doing with classrooms/studios on the older garage; looking pretty good. looking into the future this campus is going to be unrecognizable. Especially when they build the law center, moody redevelopment, tech annex demo/construction, etc. Going to be an insane next decade for UH.

Parking Vault Houston: Garage At 1441 Walker St.

I'm glad there's more infill going up, but it feels like this is only one part of the project. The design for the garage is pretty good compared to what's usually built. I just have feeling there should be more to this block, but this might just be phase 1 of what's coming. I'm gonna wait for more information, but i'm hoping it's not just a garage. Albeit it's a nice garage though, only second to lyric in design.
