  1. That's a big boy excavator right there , time to to start diggin! On other thoughts, wonder what the timeline is? This developer is extremely secretive from the looks of it, but maybe there's a chance they're going to reveal some information soon. Honestly excited this project is even starting.

  4. hmm wonder how this is going to affect the variance request. Does the vocal public support this project more than it doesn't? Hoping this doesn't destroy/delay the plan, and we can get this project underway sooner than later.

  6. Wonder if that Jack sells rice. I know the student dining at rice does, pretty good considering the name of the institution too. Houston does have some world class rice I have to say so myself.

  9. I veto that statement, one shell plaza is now our 3rd supertall. May Houston be know as the great supertall city of Texas, with our 3 majestic big ones, 600 travis street: 1002 ft, one shell plaza: 1000 ft, and wells fargo plaza: 992 ft. This is a great addition to the Houston skyline, solidifying Houston's dominance.
  10. If this development is even half of what is rendered, then the TMC skyline is in for some dramatic changes. This with the other massive development happening within the TMC can't start any faster. Also here's a reminder: Just the main tower by itself is crazy. Definitely a crown jewel if it gets built. Also anybody find it kind of weird how quiet this project has been?

  12. I see what you're saying, and agree with the skepticism. I honestly want to see what they have planned for the land though. I could see this going either way, they could keep it conservative like what they've done for most of their projects in Houston. They could also turn it into a special project. I would like something huge in front of the Toyota Center, but I don't know if Skanska is going to do something big with that lot (Even if they get it). Overall it's a mystery what they're going to do with these lots, hopefully it's something great. Maybe Hines might be able to do something around this area in the future, or even another big developer.
  13. Honestly the college would be stupid not to sell at the price Skanska is buying at. Now that you say that I could still see them getting the lot in front of the Toyota center, the power station, and the rest of block 276. But we'll have to see what happens, if the lot isn't sold now it's eventually gonna be sold later. Especially with the rising land prices in Downtown, it's just a matter of when. Also it seems like that Taiwanese oil company is starting to budge on some lots.
  14. Anybody else have the feeling the first four land parcels is just a start? I feel like they're trying to develop a larger part of Downtown than that, maybe even all the parking lots that side of the Toyota center. IMO you just don't buy an empty lot without buying the whole thing, especially for a development this size. I'm thinking they're going to acquire even more land, and post details about the development in the coming months. Hopefully this ramps up fast, because this side of Downtown is in need of a gigantic development like this. Green = What they currently own Blue = What they're trying to get
  15. Drove down Post Oak today, for some reason it was giving me Lower Manhattan west st vibes. This street is definitely coming together nicely, also surprisingly there was a decent amount of pedestrian traffic going on. Can't wait for post oak to become a complete canyon of dense high rise buildings; with nice store fronts.
  16. Discovery green finally going to have a canyon of high rises!?!?!?!?! Also Toyota Center getting some more developments to cover up the parking lots, holy shit this is massive.
  17. Personally think it's around 1.8. I think an update for June said it was somewhere around 1.71. So 2.07 is a little too much, I could see a little under 10k people living within the rental market. With an extra few hundred living in condos. Still think total Downtown pop is above 11k, since it was stated slightly below 11k in June. Wonder when they're going to release official population stats for the area?

Downtown Houston Market update 2019 Q3: http://www.downtowndistrict.org/static/media/uploads/attachments/downtown_market_update_2019_q3.pdf Residential: Occupancy rate is now up to 91%, up from 90.3%. There are currently 6086 residential units, with 837 U/C and 1179 planned. Rent/square foot is $2.35 which is an increase of $0.19, and well above the $1.29 regional average. I suspect around 11.4k people living in Downtown now, going off 2.07 per unit occupancy. Hospitality: 8228 hotel rooms, with 150 U/C ad 400+ planned. year-to-year occupancy rate up 6% to 68%. Many other details inside the attachment, such as Preston details and many retail updates.
  19. I think that 50+ story restriction is a myth, and has more to do with the the cost of going above 50+ stories. Anyway, a couple months back the FAA building permits said they're going to be up to 54 or 56 stories tall. I could see this hotel being one of the shorter buildings in this development. Especially with how many condos, and residential units they're putting up on these blocks.

  21. Hot damn this looks as good as the BBQ at Willows! Love the curves, and honestly the overall design is phenomenal. Makes me want to see more of this project, not later but now. I can see those placeholders in the background lookin rather sneaky, wonder what they're going to look like; especially with the bar this tower has set. Insane it took an international developer to put something like this in midtown, they'rent playing any games. Some of these local developers need to hurry their pace, or they're gonna get left behind in terms of design.
  22. It's going to be the towers in this project, I think the newest name is Laneways but it used to be called The District.
