I read an article in which they said the reason they picked Pearland was because Pearland holds very large customer base that buys thru their mail order catalog.

i think the money involved in fishing is underestimated. i cant tell you how many people i know with money who get into fishing......me personally, i'm like the professor.

I actually think it's a prime location for them even if nothing else is ever built there. They'll catch quite a few customers who are headed to the water.

I agree that even if this is the only thing that is built (which will not be the case) it will do well (BassPro is a great brand). That building is huge as well as the parking lot/landscaping to support it. As you think about the area more globally, the Pearland Town Center /Shadow Creek Town Center is enough sqft alone to make a huge impact on the area. So, all will end well. Now maybe the Promenade Shops haven't leased as much space as they would like, but their site is too attractive (Beltway 8/288) to go vacant. In addition, Poag & McGowen is a national company with deep pockets, a reputation to uphold, and relationships with national retailers so it's only a matter of time. Also still hanging out there is the professional soccer stadium, if Pearland is selected it will go in that corridor somewhere. Time people......time......

I must admit that 90% of the items in mytackle box was bought because it looked good to me. Experience has shown that the fish don't see it the same.

I find it odd that Bass Pro Shops is being built on the closest corner of that lot. I can imagine that Bass Pro Shops will be the largest store in that shopping center, any smaller stores built there will be dwarfed and lost behind the big box that Bass Pro Shops is. A better placement would have been towards the other corner, acting as an anchor. But then again, this is a "town center," so the layout might be different.

Anyone have any rendering of what the final project will look like? Even though no other names have been thrown out, they must have a concept.

Spectrum renderings

Not very good information and it's been there for a lonnnng time. Slow and secretive up at the Spectrum project. I guess there will a movie theater and a Borders but I have no clue what else.

Pearland is booming. Wanted to start a forum on anything and everything going up in the Pearland area Shadow Creek Parkway in particular is becoming a center of attention for retail centers. If you know something, post it.

Based on the updated site plan and a little neighborhood gossip :) it appears that the HEB-anchored development will also have Hobby Lobby, Academy, McAlister's Deli, La Madeleine, Taco Cabana, Candelari's Pizza, Finger's Furniture, Lupe Tortilla, Pei Wei, Compass Bank, and Wachovia Bank.

From the looks of fox-properties site plan, the building that is going up right now is Academy. For some reason I assumed that the HEB would be the first one to go up.

Anyone have any insight?

No insight, but drive along 518 everymorning. HEB is moving along and you will see the structure coming up very soon.

The one moving fairly fast is Pearland Town Center with their 518 expansion.

I can confirm that the building going up now is the Academy, but they just started the frame out for the HEB.

Pretty disapointed to see places like Stein Mart and Fingers going up. Thought it was going to be a little nicer than that....

I'm basically at the NW corner of the detention pond, so at least that's a buffer for my view somewhat.

Minor update on retail development.

Going up next to Best Buy:

Half Price Books

Party City

Going up next to JC Penney:

A smaller strip center that has the following businesses confirmed so far

Charming Charlie's - An accesory store

Wells Fargo Finanical Center

There is an additional 8000 square feet available for another retail outlet.

Also Randall's is adding a new Starbucks with a big lounge area and fireplace.

I saw a Sam's Boat sign, where old Mely's restaurant used to be. I also read about a Rocket City Fun Station coming as well. This is supposed to be a prototype of Main Event, Dave & Busters, Jillians, type of place. Bj's Brew Pub is also supposed to build at the Pearland Town Center. Pearland is really starting to build up to be an all around community that caters to all age groups for entertainment.

Unfortunately, I don't think there are much information on the Grand Canal feature of it, as that was recently announced. You could try going to the actual site and look for something over there.

I just saw that the Powerhouse Gym plans to open in the Shadow Creek

Town center (the one with Academy/Hobby Lobby), see link and look

at "Powerhouse Gym News" http://phgtexas.com/1/. I thought that it was

going to be a LA Fitness, but we'll see how this gym works out.

Construction begins on Shadow Creek office space building

Pearland's population growth in the last few years has been spurred by a flock of young professionals moving into the developing city. For example, in 2000 about 30 percent of the population had bachelor's degrees. In 2006, that percentage increased to 38 percent.

Many of these young professionals may be living in Pearland, but they're still working in Houston.

The Pearland Economic Development Corporation is hoping that will change once the $21 million class A office space project at Shadow Creek Parkway and State Highway 288 is built. Construction on the first phase, an 80,000 square foot building estimated to cost about $12.5 million to build began last week. It's expected to be completed by summer of 2009, according to PEDC Executive Director Fred Welch.

The PEDC has been working with developers ZT Group of Companies, and Wallace Bajjali Development Partners, to get the project started. In addition to help with marketing the office space, the PEDC has agreed to guarantee 50 percent occupancy for the first 12 months after construction is completed. If the building does not reach 50 percent occupancy, the PEDC will cover the lease on the remaining portions, Welch said.

Not to get the whole "East Pearland vs. West Pearland" debate going here, but it's clear from the video that Pearland leaders are focused on only marketing the west side. I guess the reasons are obvious.
